Welcome , I second what Tennentslager said regarding the pics on Instagram, seeing what you've gone through with the water problems on your trench and peter stark's wrong concrete pour on his foundation high light how useful these blogs are for flagging potential problems and ultimately solutions. -
The only advice I can give is DO NOT knock anything down before you have what you want in writing off the council.

Are you using sds/ hammer drill ? If you are I suggest you get a diamond tip bit in a normal chuck ( no hammer ) , it pays to buy a better quality one .- 15 replies

Back in another life as a plumber I used Jacob's plumbers on Grays inn Rd proper plumbers with the obligatory cellar from which any plumbing fitting ever produced would be stored . The guy behind the ramp would write your order in b.s numbers . Wasnt long before the humble float and ball valve would be referred to as a 12-12 .

Evening all, finally got around to submitting a pre planning application on Sunday. Had an email back today saying they are just opening Jan 3rds mail so expect a delay in Validation. Does anyone know the time line after Validation bearing in mind this is only a pre application Thanks as always.

What hight do you have is your starting point , if you have 10ft of clear headroom it's not a problem to lose a foot through insulation new floor screed , if you have 7ft headroom at the moment then it will be a problem . Also if you raise the floor you need to take in consideration associated costs eg. Modifying doors putting insteps/ramps etc.

Could you not raise the floor 40mm and put the step at the door threshold, not ideal but.. -
Manifolds are I suspect one of the hidden costs that you can never imagine when trying to guess the cost of building a house , now when ever I read a post on BH that tweaks my interest I head for ebay fb marketplace and gumtree to see what's out there . Heres today's offering from fb marketplace a week old advert but may still be available to anyone near Bradford.

Had the same HSE nonsense once in the Ford Dagenham I was wrongly standing on a A frame scaffold around a pit that was 4ft off the ground to nut some bolts up ,was told to put a harness on, the fact I had nothing to clip to wasn't apparently an issue ?.

Watched the video this morning then watched half a dozen others on YouTube, different video but see them cutting the plenum with a multi tool , made it look easy. -

Caveat emptor ! I didn't know what the build aviator was until 5 minutes ago , in that time I found out Saint Gobain are the owners and they also own Jewsons and Gibbs and Dandy they fail to mention that when promoting the synchronized relationship of the forementioned company's . I'd use the jewsons pricing as a benchmark for other non affiliated suppliers -
Thanks for the info Sensus my uncle once said to me you can't kid a kidder words I frequently use so with that in mind I've contacted a local planning consultant , I have sent him my drawings etc and I am now waiting for him to get back to me for his opinion and way forward. I am learning quickly that self build is about compromising what I want to do and what is practical to do.

Welcome ,my advice is write down anything that you find good or relevant to your build in a little book as soon as you see it on buildhub or anywhere else so you can reference in future. One example is megabad I heard about it on buildhub it's a plumbing supplier 47 pages of baths !!!! Also YouTube is your friend with regard to instructional videos .

Afternoon, So I'm sitting here filling out my pre application form with the aid of some approved plans of a local building currently being built and basically am not sure how much detail I need to input . For the record I have not used a traditional architect but instead gone the upwork route and used a guy in Serbia to convert my scribbles into readable plans and layouts , he's then done some cgi and walk through video. This I intend to submit at the pre application stage to aid visualization. The plan my end is once approved give all the info I have to a timberframe company (probably) for them to make construction drawings and if necessary find someone to design foundations. Back to the pre application, I understand site plan,photos etc. But when it goes to design and access statement I'm more unsure on what they will want now pre application stage . The approved application I'm plagerising sorry I meant learning and modifying to suit my build goes into detail on various issues after they had recieved application advice stating various policies . Basically not sure what to give them now. All advice welcome Danny

Few extra photos before during and after. Still 3 heavy lumps to remove that can wait until I demolish the house and outbuildings.
