But if you were in a converted flat or even purpose built over 15 years old your neighbours would not thank you. Lots of people work at home. Up, shower, breakfast kettle toaster, kettle again hairdryer lunch, microwave, fridge, computer printer, TV, lighting, cooker. Face it there is no way a normal person consumes 80% of their electric between midnight and 7:00 AM. Post up your last 3 bills and it will either prove me right or prove that you are not normal.

I recommend the non-slip textured GRP tread covers for those steps. I fitted some to some knackered outside steps that I would otherwise have had to re-tile.

With Economy 7 the night rate is 41% less but the rest of the time it is 16% more. Nobody in a flat wants to cook their meals or do the laundry at midnight so it can often end up costing more.

Do retrofit ASHPs need larger pipes to the rads?

The boilers will be on sale for another 14 years. -
Average costing on an extension & 2nd storey.
Mr Punter replied to Ziggya's topic in New House & Self Build Design
I very much doubt the bungalow has an internal floor area of 1500 square feet. 800 would be more typical as it is 2 bedrooms. I guess the house you have shown would be around £750,000 to have built. @Russell griffiths says it like it is. -
Lower brick course separating along a 2 - 3 metre area of external wall.
Mr Punter replied to dssr's topic in Brick & Block
It does not look horrendous. Is it clay soil? Is there any way you could dig a small pit to expose the foundation so you can see depth, integrity and bearing soil? -
We did and it was fine. At least you have gravity working with you. You may even be able to keep the packaging on.

replacement window fitting - expanding foam or expanding tape
Mr Punter replied to riccol1966's topic in Windows & Glazing
You need the foam in any case as an insulating layer on the inner part of the frame. The expanding tape is then used on the outer part of the frame to seal to the structure. If you don't use tape you can use a mastic sealant. -
But it will only be 75cm deep.

I think they should manage. We got one up a flight of stairs with winders at the top. The doors come off these fairly easily.

There are some rules of thumb in kitchen design but they are not law. In a small kitchen there are often compromises and if you are happy with the current setup, don't change it. Why are you changing your current kitchen if it is less than 10 years old? They should be good for 15+.

Five months on from breaking ground I think they have made good progress. I like how neat and well planned it all appears. Inspires confidence. I bet BC will not be breathing down anyone's neck on this job.

Flat roof considerations: Safety, Rain and Shine

Yes. -
Flat roof considerations: Safety, Rain and Shine

Access via the small rooflight with a telescopic ladder would be my choice. They could clean the window from on top with a reach and wash taken up through the house. They could probably get there without actually stepping onto the roof. -
Most of the gas main is iron or polyethylene. I think the FF is PF which could be pitch fibre but I didn't know that was used for gas. SI and CI I guess iron. ST for steel? Maybe an experienced excavator operator could comment as they will have hit all of them over time. Speech bubble looks like it is pointing to a valve.

Flat roof considerations: Safety, Rain and Shine
Mr Punter replied to puntloos's topic in Flat Roofs
I would not mess about with a fixing point. Have the big window at a slight angle with self clean glass. I doubt you will notice unless a passing vulture unloads over it. -

Can't you get to it from the smaller rooflight? -

I would like to log and display temperature data from each floor in a 4 storey house. It has an ethernet network so I would like to use the CAT5 cable, even if I don't use proper ethernet - so maybe adapt leads either end - but proper ethernet would be my preference and view the data on my PC.
-
Do not serve them with a notice. This is not a Party Wall matter.
-
I would find it quite handy to log temperatures in several rooms throughout the house. Does anyone do neat looking sensors that I can plug into an ethernet port, with a PC based program to view the data?
-
It is hard to say without seeing the plans, including the next door building and the planter. I cannot see that a planter falls within the act and either way if you damage it you will need to pay. If you did serve a notice you will be up for paying 2 sets of surveyor fees which seems ridiculous. If you go ahead without an award, the only remedy your neighbour would have is to seek a High Court injunction to stop your work. They would have to front the cost for their legal fees to do this and would be liable for all your costs should they fail. In my experience people think very long and hard before stumping up cash for this nonsense.

Airtight/VCL ideas for cantilever posijoist roof
Mr Punter replied to Adam2's topic in Heat Insulation
We did it by fixing glulams to the side of the web joists as I wanted the beams exposed externally. Birch ply on the exposed bit, normal ply elsewhere. -
It sounds like there could be flammability issues. BC and warranty may want to see a BBA certificate for the system you choose.
