Perhaps sado is a bit strong The problem with EPC Sap Air test etc Is Even if the average person did know or care They are all meaningless They are simply a box ticking exercise and can be purchased like most things -

No one cares except a few sados on here Weve sold our first self build Around 20 viewings Only one couple where remotely interested in airtightness and insulation levels Kitchens Bathrooms Schools Would we take an offer Predictable Most of the new hoses I work score a 2 for airtightness Done as a desktop study It’s five years since I’ve seen an air test being carried out on site and that was a commercial unit Three range Rovers Three fans Score 2 We hadn’t finished sealing the building Imagine the score if we had Could have been an A star ⭐️ -
Not such much foundations The panels go in that quickly Studs etc Very much like doing a truss roof The crane drive wants to un choke way before your ready I’ve worked hundreds of TF We always have issues with cracking and nothing being square They quick But more expensive I would rather live in a solid build than TF But I can see why so many Self builder's go the TF route They are more convenient and quick But it does come at a premium

We looked for seven years for plot Forever home 😂 The second and third one fell in our lap Be ready with your finances and get an offer in as soon a possible You can always pull out if a deal breaker crops up Good plots don’t hang around -
Your solicitor is clearly to blame Even if the neighbor is fine with you using his road That can quickly change If it is at all possible to cut your own access I would do that Your right not to want to fall out with your new neighbors But that might be inevitable if you can’t cut a new access road I’d want some answers from your solicitors

At this stage it would be a massive job to prop and take it out and redo it as per Architects drawing If the drawing is Vague or lacks detail Like most architectural drawings Ask the SE to do a drawing Anything else will annoy the hell out of you

Secondhand is a real punt A couple of hundred for a pasloda that may arive with issues Better new and sell for hundred quid less than you paid Ive issues with my second fix nailer I’ve put it on market place for hundred quid Spares repair Just bought a second fix Dewalt £230 Brand new Not worth the bother of getting my old one fixed

I’ve stated previously that the as built final Sap is a pointless bit of paper pushing Totally reliant on the information you supply Go online and find as cheap as possible We paid £140 five years ago Probably doubled now due to the price of ink going up 😁
