Six years ago we finished our build at £815 m2 300 m2 This time we’ve gone larger which has helped with the budget which is £1000 m2 which is looking likely that we will be under While we have gone overboard on Insulation and haven’t scrimped on finish quality Weve been sensible and keeping costs down Ws had. Two lots of windows in the vaulted ceiling’s The glass steel and frames where coming in at 10 k So the where cut from our plans We’ve kept Architecht fees low again Barterd with Echo surveys Buying online saves a small fortune Ive Ben buying for the four bathrooms for 12 months All German again In ones or twos The labour is We where the big savings are I do 8 hours on a building site and then four at the build Then 20 hours over the weekend with my wife Worth it at the end -

Materials have come down Especially timber Building trade is much quieter than this time last year So trade lead times should be less Wages haven’t and won’t drop anytime soon Though TF companies ramped there prices up due to ridiculous timber price So they should reduce there quotes But probably won’t for one off small jobs -
As Joe has already stated Pir will amplify sound I would use Woolf batts Then muti foil taped Then counter baton and insulated plasterboard to deal with any condensation I’ve done this on numerous projects Bombproof

Leaving the ply in won’t do any harm if you can’t pull it out The rebar rusting won’t do any harm You might be better just filling the trenches up rather than trying to shutter it all up Rather than using rebar for depth A much easier way is to set your laser and tap 100 mil nails in the side of the banking every 450

As a bricklayer the Architect probably knows less about cavity’s than you He should have another look on Google It really is personal choice We’ve done both methods Seven years back we changed to full fill mid build Due to lack of availability after a fire wiped out the factory that makes the fidget boards in Germany Which ever way you go BC will only care that it’s installed properly The Architect is working for you Nog the other way round

The problem that you will have is If it says render finish They will hold you to that before sign off

Don’t seal them The render won’t stick Also if your using a breathable render It sort of defeats the object

Just taken delivery of a kitchen from Germany I was told a week ago that delivery would be on Wednesday between 2-4 pm Rang this morning to Arrived at 3pm today How is it that you can order a washer from Curry’s and they can give you an am or pm Sit in and wait like our mums had to do back in the day 😁

Fees vary wildly Floor area shouldn’t make any difference We are building a much larger house than yours Its very easy to get carried away with design fees Foundations and anything structural will be done by the SE Floors roof will be pushed on to others

No Each time I’ve just put Selfbuild They will have all the planning consent It’s worth giving it a couple of days Then following up with an email asking am I ok to start clearing the site? -

Good points by both of the above Groundwork’s are the only unknown of The build They can only base quotes on what they have in front of them I would keep a 10% contingency for more concrete more muck away and more labour You will only No on the day when BC says Yep that fine Or give me another 600 I had to go to 1800 and fully fully with concrete Then had to add 5 cube of concrete under the house No issues with the current build You just don’t know Quote looks fine -
