  1. I agree with Dave Little bit more exspensive But cleaner and go can go years without being emtiedb We had to replace the vendors tank as part of the build We I staled a treatment plant in ours Neighbour chose to have a septic tank They are regretting there decision now

  7. Thanks Yes I’ve had two emails from BC Stating that all is well and that they have checkecked Hetas website and there is nothing showing and sign will be completed as soon as I have the cert or it appears on there website

I’m holding back on the sign off As it is my end of year return and would like to get that out of the way first Hetas cert just needed to be submitted so that BC will sign off we’ve been living here since the begging of December with a standard home insurance They told us that sign off wasn’t important to them As long as all service had been certified and the inside was at least three quarter complete Ive mentioned in a previous post that our original Sap included PV and a condition that we would exceed the minimum by 25% While the original sap company so this as a problem The online company said it wasn’t BC never mentioned it

We were quite lucky The vendor had an agreement with a local builder to sell it would have built two side on looking over her property Our house just has a frosted bathroom window facing her house You can save a lot by doing the work yourself My wife have just had a quote for doing the tegular block paving and drainage As I’m going to be to busy to do it any time soon An eye watering £31000 For a 330 mtrs I’ve worked out materials and I can’t get past 10k for materials

Yes it’s amazing how prices go up We keep hearing about ceiling prices But it doesn’t seem to apply for a one off One simalar to ours sold for 720 It was built in the 80 s The chap plans to spend a whopping 200 Nice area fantastic house But it will be a long time before it’s worth a million But will it ? I suppose houses are worth what someone wants to pay A lot of wealthy people out there I was looking online at the company that specialises in second hand high end kitchens The amount that people have paid only to be taken out twelve months later

I think the problem with land is they ain’t making anymore of it We paid £15000 for our plot Came up on a Wednesday Two offers far more than we paid by Saturday when we went to view it We had been looking for seven years Although hundreds of houses have been built locally Individual plots are quite rare Another selfbuilder bought a house for £330000 and knocked it down We thought he was barmy Two more have since done the same Buying a plot in Scotland or Wales seems very appealing Exspecually if you intend staying put

Just sat whatching the news Taylor whimpy named and shamed Shocking quality issues TW have responded by blaming subcontractors That old chestnut All is well now as 70% of trades will now be directly employed by TW I wonder if the managers that where responsible for checking the subcontractors work Will also be tasked with checking the new employed trades work
  14. BC asked for gas and alectrical certs etc The as built Sap wanted lots of detail about boiler cylinder etc I could have just made it up No proof asked for Gov standards are pretty low and as selbuilders they are easy to exceed

Yes we had a Sap which included solar panels We didn’t know if this would cause a problem at the end We changed a few things at the beginning of the build and it seemed to be a problem for the Sap company I came to the final Sap and they asked for the installers cert and informed me that we needed to better the average by 25% Somthing I’d missed in planning The online company told me that having solar panels would have given us 3 more points Prijected spend 7 to 9 k Saving is about 284 per year Sort of felt vindicated
  17. I wouldn’t worry about the Sap score We were supposed to have a bank of solar panels on the roof We still got a good score by a online company If I had told them they had been installed they would have taken my word Sap all done within two hours of contacting them another bit of paper

  19. My Aunt has a simalar exsperience She has to pay a set amount Refunded if the claim was upheld When the lead valley was striped It was found that the contractor had Nipped the lead with his grinder They stated it was bad work and not covered

All are sound tested part walls are normall two layers of soundblock First layer is a horizontal 600 mil strip on the Bottom and the next stood vertically next board is stood virtually staggering all joints The other side is done the same It’s the junctions were you are most likely to get sound transfer On T F we tend to use horizontal planks and lots of insulation You can on play the cards that you are dealt
  21. I wrote in a previous post that a friend put me off installing a MVHR For all the above reasons But like Dec says you can always switch it off i must admit that the next one I do I will install MVHR Not a fortune in the grand scheme of things

I’d did it pretty much for sound as the bathroom on our guest bathroom backs onto ours When we build party walls student acom or other commercial I build them pretty much like I’ve said Only I add fire stops and a deflection floor and ceiling head These are built before any other walls or ceilings It’s all aboutmaking sure an even cavity is maintained Always in MF Timber is a waste of time when it comes to soundproofing

I do this for a living Often we use 25 mil acoustic insulation There’s a misconception that you need to pack the wall up with insulation Standard party wall between two student blocks is two 50 mil studs 120 void One layer of acoustic insulation To stop any sound bouncing around Studs done in MF 600 centres Braced at 1200 one layer of 15 mil soundblock on each Ive two bathrooms back to back and you can’t hear someone shouting on the other side of the wall
