Shop around Like architects SE costs vary wildly
-
A suspended timber floor may not workout cheaper than concrete with insulation under it A lot more labour for a timber floor and joists
-
As Peter says Get your brickwork sizes sorted All window companies will make to size No extra cost I measured all my windows after the block work was finished and added and subtracted 7 or eight mil to window frame sizes
-
We paid 2k plus vat But Architect costs can easily get out of hand You need to be quite clear in what you want Architects are happy to re draft and make changes But costs can soon mount up

We’ve been using K Rend for about 20 year Cem 10 years before that We do work for a large company that specified Weber and we had issues with colour match on two jobs One was a synagog Over 2000 mtrs with a lot of detail There Rep came out and immediately said we had used contaminated water Left it uncovered in the sun tubed it to wet to dry Caused a load of hassle 12 months later different rep same excuses There batches vary wildly especially the darker colours K rends reps Total opposite I don’t know if it’s an Irish thing They are just very reassuring to the customer Never look to blame the contractor We use all the through coloured renders K rend is the best Fantastic back service also
-
I’ve have been using k rend for many years Absolutely no issues Though I’ve stoped using Webber Its worth asking your chosen contractor if you if you can see a recent large job I did ours 300 bags A weeks work for two
-
Anyone who renders down to the floor is either inexperienced Or first care Sometimes I’m asked to render a thin coat under a bead Not ideal But not a big job to replace a 200 mil strip should it drop off in a couple of years
-
You should be ok with a cavity The problem will be when it frosts It will get behind the W D and bring it off Bad practice normally we would bellcast on top of the dpc
-
I don’t think there is any set rules Most are inwards due to lack of space
-
Yes really should be 150 above ground finished levels with a bell cast bead sat on the doc If it is touching the ground it will act Locke a sponge
