Ideally you would have two independent walls so thy sound doesn’t travel You can brace across the middle using mdf straps -

A lot the work I do is party walls Factories offices The sound will carry through dense material The middle unit is engineering lots of noice and radios The other two are offices staff So sound could easy become an issue -

I fix MF framing for a living But I’ve used block to devise rooms off Except for bathrooms and utility on the ground floor Though it’s a bit of a myth that better soundproofing can be achieved using block To decide our bathrooms I’ve used two back to back 70 mil studded walls with a 50 cavity With a loo on either wall you can’t hear the flush from one bathroom to the other Two 50 mil studs back to back with a 50 cavity will give you better soundproofing than a 100 mil timber stud -
Sorry I read your post differently Tell me if I’m wrong Are you looking for redress against the original homeowner ie builder If so and he built this retaining wall without planning consent You would have a case for him to put it right

I think the only benefits of owning the plot is that you won’t need to borrow to purchase it Make sure that you borrow enough to complete the build As borrowing a bit extra further down the line can prove expensive

This question seems to pop up every now and again I think Dave and Declan answered the question best If you can get the panels cheap and fit yourself It’s worth it But the figures don’t stack up if you use a company to supply and install Our sap producers 7 to 9k install £255 per year saving It would also add 3 points to our final sap rating 88-91 With electric vehicles perhaps a better option

I’ve seen some really poor ICF buildings Yours looks a really nice job Sure you can always add a few more braces I wouldn’t worry looks like your contractor knows what he’s doing

The problem with harnesses is that you need something very secure to fasten to Even a tour scaf is not secure enough Quite a few window cleaners have the long reach cleaning equipment that would perhaps do the job It looks very sloppy up there Not worth the risk

You definitely need to use a cat ladder at the very least Harness would be useless It probably wouldn’t cost much to pay for a couple of guys to go up and clean the whole roof

I build quite a lot of these and always line them with the door openings 2110 Giving about 1200 from extractor to worktop

The amount your builder is charging is such a small amount compared to what some of the brokers are charging We didn’t have a mortgage But if we had the Ecology route would sit much better Even if the charges where the same I suspect you would get a far better service than from a broker

Am I missing something here £4500 for a door We purchased two Solidoors With frames and glass either side Ten year guarantee on locking mechanism look great Open and shut ok &1600 for both

Porcelain is great for outdoors render the block work whit sand and cement then tile Or you can even tile directly onto the block If the BW is perfect

You are correct in thinking that costing your build will be easier when you have the foundations in we spent 50 k to get to slab 265 metres plus two d garages All strip 2mtr deep BB on the main hose This covered a treatment plant All drains and tank and drains for the neighbour and 750 tons of muck away and as much back in So your figures make sense Foundations will be the most difficult to product Great starting point for the rest of the build I Came in at £8000 over for the foundations But pulled it back along the way and finally Came in about 20% under budget Good luck yes it’s cheaper to install while the foundations are going in Your looking about 2k for a treatment plant It took a friend and myself a morning to install our treatment plant and next doors tank and 2 cube of concrete for each to sit in -

Two 15 mil sound boards will make a difference The res bar fits to the underside the floor one type for walls and ceilings Just pin one edge I always work left to right to keep them running the same way 600 centres
