  1. Just an update, Mid Devon confirmed in writing today that they have not adopted CIL.....Finally I can tick it off the list!
  2. Hello! I am also Devon based (mid), we are in the process of starting a new build and discovered the forum after desperately looking for help online. I still don't know very much, but every question I have asked on here has been answered in so much depth its been invaluable so far. Welcome
  3. I will double check, although our planning consultant worked for Mid Devon council until August last year so I am sure they know what they are talking about. For peace of mind I have contacted them directly and asked the question. I have read the horror storied and still have all the forms good to go if we need to send them Cyndi
  4. I had my forms ready to send then our planning consultant told us that Mid Devon is not a charging authority, honestly the relief that its something I can just cross off the list!
  5. UPDATE: Mid Devon (our council) is NOT a CIL charging authority, am I right to be relieved?
  6. Thank you both! We are going to wait to see what the other people we have approached come back with, and then compare and choose the one we think we do the most for us. Neither of us are confident enough to attempt them ourselves, and as this is so new to us we are willing to pay for something that helps us and our project along. Gary....Thank you for the reassurance on the price, my research told me between £2,000-£3,000 but its really helpful to know what another person actually paid. Cyndi
  7. Hello all, Another probably silly question from me today! I am in the middle of obtaining quotes for our BR drawings to be done, thinking they will serve the obvious purpose of building regulation approval but also they can be used for our tender. The problem is I have a father in law who built his own rather lovely house, and he is of the opinion that we should not bother spending the money on this as our builder will do it for us. In his opinion I should 'just focus on which fixtures and fittings I want and find a builder', I think this is easy for him to say as he had a full project management company for his build whereas I will be doing that side of things for our own much more modest house. We dont have a builder yet, and I really want to do things properly. In your opinions is it worth spending the money on good BR drawings? the quote also includes: To produce and submit a comprehensive detailed set of drawings with associated construction specification to building control. To liaise where necessary with a structural engineer to establish the structural aspects and calculations for the proposed build. A structural spec and associated calculations will be required to form part of the building control package. To administrate with other third party personnel where necessary (eg. water and electricity) throughout the building control application. To administrate the application and undertake all correspondence with the building control officer. For all of this we have been quoted £2750 which is inclusive of VAT, and I want to know is this worth it? Also wondering if anyone is ok to share what they have paid for the same sort of package? No doubt there will be many more of these dilemmas
  8. Just a question in regards to CIL we have just been granted planning so I understand we will be liable unless we file for exemption. When is the right time to file the assumption of liability and the self build exemption claim form part 1? Is there such a thing as submitting them too soon?
  9. Thank you all! Refurbishing is not an option as the land we have planning for has nothing there, we are now trying to find somebody to draft our BR drawings so we can start getting an idea of cost from builders.
  10. Okay so I am so new to this and need to ask what might seem like a very stupid question....try not to laugh When everyone talks about the cost of the build per m2 are you all including in it the cost of the land?

We did use a planning consultant to appeal the 106 at committee but did not get anywhere, as this is going to be our family home we have accepted the 106 and believe that they be an opportunity in the future to overturn it should things change. Now we are just focusing on building and the next steps, does anyone know if it makes sense to use a QS to tender or whether it is best when just building one house to reach out to potential builders yourself?
  12. Thank you for that, the land was a gift so we feel like it it still worth doing. They have confirmed it will be the sale price that gets affected, they are not interested in us paying any cash sadly. The mortgage company say that they are seeing this more and more, especially in certain areas (i suspect there are a few planners out there who favour this route!) so they are not perturbed by it. They will still lend as the house with conservatively be worth more than we pay to build it (even factoring in the loss of 20%).   13. Hello all! Myself and my partner have just after a bit of a battle been granted planning permission for our family home, we are subject to a s106 under the affordable housing rules (which still makes no sense to us). So we will only be able to sell our home in the future for 80% of its value and it must first be offered to the local community! I am hoping for some advice from you all, what should our immediate steps be now? the 106 is being drafted and we have the legal side of that done. But what do we do now? any help/advice/suggestions would be very very appreciated. Cyndi
