Yep Five weeks ago I went in expecting to secure all our materials mans The company announced none our sites are shutting Like the cladders I’m not employed by the company But we had little choice but to carryon Probably won’t see the cladders again
  9. It was decided that four houses would be classed rather than the wet sash like the other 42 Cladders are on Furlough so I was asked if we could drop off the framing and make a start on the cladding With there Cedar that was already onsite Weve just one gable to finish off and who should arrive onsite Not happy bunnies
  10. Back at the old house it would have been to cold At the new house we have 156 of Italian Porcelain Lovely under foot with UFH
  11. I’m a tiling contractor but my wife had all types of floor covering samples covering the lounge floor for at least six months It’s a big decision Short of putting carpet down you are pretty much struck with your choice We had tiles to our kitchen and hallway at our previous home Definitely wouldn’t had hard flooring right through Like you we have UFH at the new house which gave us more options
  12. Your correct about floor levels You do need to decide pretty early on If you go for one of the vinyls You will have to stick with it Where as if you go for tiles it does leave your options more open for other coverings Carpet Bamboo etc Easier to come up in height than go down
  13. Are you three story If you are over two You don’t need a fire door from your kitchen to living areas
  14. I’ve recently finished a self build for a family and the lady of the house is heart broken for this reason The Ground floor is 245m2 she was wrongly advised by her architect that she could split the dining area from the rest of the house with large bifolds The dining area is open to the kitchen This relates to the house being three story BC have stated that to have the bifolds She must install fire doors between the kitchen and diner I guessing yours is more than two story
  15. You need to be very careful If it states in your PP that you must protect the tree you need to do that You need to go back to planners for a solution. It May well be that they find that complete removal and re planting is what they come up with Your other option is to remove the tree and take what follows
  16. Yes I’m 65 miles away a couple are local Most travel in Theres no local labour
  17. we received this last week Some people are not happy unless they are complaining You may just have to push on regardless
  18. He may want a look at the insulation before the screed goes down Though many of the private companies just want photos
  19. They will do a pre plaster inspection You May be ready for that at the same time
  20. I didn’t put a notice up when I built ours Most single builds that I’ve worked on don’t Once your planning is through unless there’s a complaint you dont hear or see them again Let alone turn up onsite Building control have no interest in the planning side of things
  21. No physical notice needed in England
  22. All services can go on the underside of the first floor and hand a ceiling under them afterwards Fixing access panels on the ceiling to get at any valves etc
  23. I used I joists under our 60 KG tub I doubled a couple up under the tub Mainly because I hadn’t used them before Boarded them with 22 mil Caba board and 15 mil Porcelain on top Then the tub I spoke to the floor design company at the time and they said while I could double up there was no need
  24. I would stick with plan A The beauty of flow screed is that is can go down 50 mil thick Which most jobs are I wouldn’t be relying on it as a structural element
  25. We had a similar situation Architect had no idea of regs Only picked up by BC on his first visit To close to the road Not ten mtrs from the house Ditch used for more than 70 years for discharge of two septic tanks Not suitable for our NEW treatment plant Caused me a lot of problems
