We both worked full time jobs while we were building But also worked lots of hours on the build I haven’t included any borrowing or extra accommodation Because there wasn’t any You have to enjoy the process to put the hours in I brought a plumber friend in to fit The boiler and an electrician to test and wire the mains Both agreed that the time I’d spent plumbing and wiring I could have got a job in Aldi and paid them Slowwwww but enjoyable We’ve around a 100 down lights Saxby £7 each Really easy to fit for those with fat fingers ?

We came in at 820m2 and expect to be under 1000m2 on the next one While we kept professional fees to a minimum Doing as much of the labour yourself is the key Even something like loading plasterboards in will cost you £300 plus on a average house

Strips of vinyl glued directly to the floor Its similar price to tile Looks and feels like timber slats

Unfortunately it is plus 6 mil for matting

Other than grinding the screed You have to put a trim the edge of the tile Or look at using Karndean or similar

We went to Howdens There designer came out Emailed us there design But had forgotten to include a sink We decided to pass?

You can get an airtight foam in a can (Blue) Do around the joists any obvious holes Frames and external casings If your loft is a cold loft Vented around the soffits I would worry to much up there As it will be sealed from the rest of the house If the plasterers do there job properly ie Acoustic seal the ceilings to the block work Solid dabs in ALL angles and skirting lines Solid around all sockets You should be pretty airtight

We came in at 820m2 Two years ago We expect to be under a £1000m2 this time The amount of labour you use is key Labour rates are very high and show no sign of decreasing

Our self build insurance ended three weeks before we moved in So like you we took out a home insurance We told them the house would be empty for several weeks and asked if we where broken into or flooded Would we be covered His answer was yes But if your plasma TVs and jewelry are lost or damaged we won’t cover these I think you should be ok Oh and being signed off was never mentioned We moved in Dec 7 and were signed off March 5 Good luck

If you contact utility smart They will need a Google earth type screenshot showing the property and the nearest road and an x showing where the connection enters the building There’s quite a few companies out there Buf this is one I’ve used Normally takes about a week Oh Its Free ?

I’m guessing London will be more expensive than the rest of the country Hopefully you got a fixed quote upfront

It isn’t a problem But you must have an expansion joint in every doorway if you are tiling mans matting under the tiles

If you can find a good individual They will be cheaper take longer less likely to come back if there are any issues and want paying each week A company should invoice you after the job is finished (6 weeks to settle ) and be ok with a 5% retention

As a one off say 900 m2 float and skim I would pay out £6.50 and Charge £8 Laboure

I’m a plastering contractor One job at 900 m2 is small 5 -6 days skimming for two men

For a one off small job it’s ok An individual working for a company would expect about 2.50 + £1-1.50 per board loading £2.75 -£3 skim London SE more

The merchant said while they may not look pretty on your new roof They are fine for roof repairs and at the price that we where paying for quantity They are quickly snapped up Make no mistake most roofers would chuck them off the scaffold I would take around 50 down the ladder each day and stack them in my trailer The defected ones where worth over a £1000 to us Nothing to a roofer I will definitely look at synthetic for our next two builds -
We were coming up to the deadline to submit I hadn’t realised that I needed to sign our cil off till someone on here pointed it out to me We put the claim in and the Cil sign off on the same day will a foot note explaining that we were still awaiting confirmation of the final Cil and all was fine I think at the moment there has to be some leeway

That really good Dave and on 147 m2 is exceptional Probably beating my total as I had another 120m2 which makes keeping the numbers down easier Put your feet up You deserve it

We used Spanish Mainly due to planning constraints It took my wife and myself three weeks to fix and a week for the two garages We returned a 1000 slates that weren’t useable All time consuming If we had got a contractor in these would have been thrown off the roof We will look at synthetic for our next build for the reasons that you have already stated -

I’ve always parge coated the inside with bagged sound coat Cheap and quick 5 mil thick -
Don’t underestimate the amount you can save with good planning and tackling things yourselves Your part way there in finding such a wonderful plot

It looks like a fabulous plot and a nice home If you look through the back posts on here You won’t find anyone complaining they built there house or a room to big If you have concerns about the size of the house It may be worth sacrificing a luxury item or two for a few more m2 300k is a very healthy budget for a house of this size
