No you will have 6 for the matting Which ever tile you use 20 adhesive for the 2.4 x 1.2 tiles

You will need 6 mil for the underlay 9 mil tile would need 10 mil of adhesive making 24 mil build up A larger tile means less adjustment = Thicker bed

Yes they are more costly as it’s a two man job and the bed needs to be thicker 20 mil He can hire a tile cutter that will cut across the tiles We tend to use a wheel for most of the heavy tiles Expect to pay 40m2 You are right to pay the extra for Italian Tile leveling system won’t help if they are not flat There are some cheap imitations out there

We came in at 815m2 but had to do most ourselves and had the advantage of another 100m2 over you which helps spread the cost I would expect to add 40% to ours in the SE Though I do think you are over allowing of your professional fees

Quick call will give you a good idea Un my knack of the woods a crane about a £1000 per day Scaffolding 20m2 Though I would expect your location to be more

I would go with steel and block Your obviously trying to keep the cost down I’m in the NW of England and find your costings to low London prices are going to be even higher Bathrooms and kitchen Windows Doors Garage doors can be expensive Kitchen and bathrooms also I would put a support under that corner Cantilever look great but can be expensive Only my take Sorry if it sounds a bit negative Also scaffolding and crane to factor in

If you have looked at commercial Forget grid and tile They won’t benefit you A top hat and plasterboard can fitted loosing you125 minimum A gyp click ceiling can be fitted loosing minimum of 60 mil Just depends how tight for space you are

Porcelain looks great and is maintenance free Timber requires to much maintenance for me Unless you just let it weather I’m working on some apartments that have used an engineerd timber cladding on a simple Top hat and clip system 25 year guarantee but expensive £50 for a 2.4 length- 1 reply

Building and related work has been very busy over the last few years Made worse by the COVID and the government paying companies and individuals not to work The extension to The Furlough will only make matters worse Keeping materials and labour in short supply This is Something we will all have to put up with

Yep all sizes The ones I’ve used go as low as 35 Plus your flag

If you want it to BM be bombproof You could use fiberglass and raise the flags up on podiums allowing the water to drain through and off to a drain and hopper at either bottom corner

Just had a call from the electricity supplier Quote for two plots coming from overhead cables Crossing a moderately busy road £7000 A lot more than last time as all services where on the pavement in front of the plot Though £3500 per plot doesn’t sound to bad
