MF framing is easier and better You can ether hang a standard Top hat system Or a gypliner I prefer to use the gypliner clips rather than brackets Or if you donāt need or want a void You can plaster directly onto the block and beam Old School

What ever preparation you decide on BC will have there own ideas of how they want things to be done If your using local authority He or she will be happy to run through what is required Most of the time The Architecht will paste and copy there submission Without any thought to the specific project Ours has submitted building regs with a steel ridge in the attic trusses Cranked steels When they are straight bolted Gas boiler No gas I think BC realise this -

Flood valve ideal Stainless steel plate in there way

Iāve just added a flood valve about 3 meters from our dyke Whilst it will stop water in the event of a flood It will also stop rodents coming up the 75 meters of pipe to our TP

Iād put a pvc membrane down under the insulation Regardless of weather the floor is dry

We used I joists on our previous build Main reason being was that they where a third cheaper than Posi I regretted my decision as soon as I started first fix plumbing Ive used Posi this time

Build for less on eBay are pretty good I think they are part of TP As TP tend to deliver for them at a fraction of the merchant price -
Your going to cause your loft to condensate There will be so much that you will think your roof is leaking

All of the above Plenty of insulation Then you need to install an MF ceiling 100 mill below With 25 mil of acoustic insulation in the void One layer 15 plasterboard will make a massive difference

What counts as a medium or high end finish?

I would say going beyond what is fine and will do the job Apart from UFH and MVR and slate roofs Most high end is on the finish -
Absolutely no need to acclimatize laminate Anymore than you would acclimatize a chipboard floor Even solid wood floors are rarely on site for long before they are laid

Medium spec is pretty much what you would get from Persimmons Barrettās etc Higher spec would be UFH German or Italian kitchen and bathrooms perhaps Slate roof Aluminum w frames Your probably somewhere in between -

Just thought Iād share this As it may help others on here I run a medium sized render company and was asked to quote for a friend of a friend A self build in the lake district About 50 miles away I said sure send me a drawing Most of our framing plastering jobs are off plan to allow the builders to use our quote within there quote Anyway The self builder has asked me to re quote from six months ago As two Sole traders have quoted more than 50% higher than ours Stating 4 weeks work Thereās only 225m2 5 days tops Iād allowed 8 rise in materials on the initial quote and charged a bit extra on labour with it being a small job We give a three year no quibble guarantee If there is a problem and itās a manufacturer based problem We sort it out and Pursue the manufacture At the moment individual trades are taking the mick I hear about tilers charging nearly Ā£50 m2 for floor tiling I pay ours around 18-22 and they make a dam good living out of that Private builders and trades are giving everyone a bad name Shop around for an experienced company You will have to wait But itās worth the wait

Yes the workshop is 10 x 7.5 meters with an upstairs Iāve still to put two Velux windows in But Deborah has already said that once the build is finished there will be one key and it will be around her neck No building related items š
