I was talking to a friend (Electrian) Hes landed a new job with less hours 8-4 Mon-Fri Which suits him and his young family He’s well qualified with all his electrical certs and fire alarms also He’s working cards in for a multinational electrical contractor with house refurbishment contracts throughout the UK Hes been give a new van and is paid from the moment he leaves home at a rate of £35 per hour He’s on call one weekend per month and get £200 whether he’s called out or not So little incentive to do jobs on the side How much would a one man band have to earn to equal this There’s currently yet another push to stop companies hiring sole traders The last one was scuppered by the 2008 recession This time is different the onus will be put on the companies paying the individuals None of this is good for self builders There seams to be chronic laboure shortages in every industry You just wonder how inflation can ever drop while wages are rising at this rate

I hired scaffolding again Simply for the peace of mind tgat it’s all signed off It’s cheaper to buy But if there’s an accident Your responsible I’ve purchased to Ally towers on wheels for the internal stuf as we have three vaulted ceiling’s Which can also be used for boarding plastering and decorating -
Glass for the three sets of sliders is being delivered Friday morning I look after our first grandchild on a Friday morning So I’ll Bob back at the end of day and put the glass in Which will mean we are fully watertight I’ve also one low roof to add two Velux and finish slating over the weekend But I’ve already purchased those I’ve had a tot up tonight and have spent 195k on 420m2 including the two story workshop I didn’t count the garage in our last build but have this time as it’s cavity wall insulated Attic trusses slated and wet dashed stairs Identical to the house But with limited fit out I’ve the treatment plant in All drains including a 60 meter run across our field to the dyke All window including three sets of sliders and one French doors Front and back are temps 50 quid Scaf hire is settled also I’ve allowed 150k to fit out which should be sufficient So not a million miles off our original predicted spend Picture was going to be of a boring old nowhere near complete house 😁

Whilst you can learn as you go along It’s not ideal for your Architect to do the same As you will be paying him The design will need to take your specific build into account Might be worth shopping around

Your welcome Simply repeat around the house Window reveals and heads Parge won’t do any harm Your only looking an afternoon for two spreads to do a four bed home But don’t refer to it as an airtightness layer It will say on the bags Sound coat As soon as you say airtightness They won’t bother solid dabbing the angles Most of The properties that I dot and dab have to achieve a rating of 2 Whilst they big builder saint test many They do test some and we never know which ones Good luck

Many on here swear by Parge But from an airtightness point of view it’s a waste of time It’s better to make sure that the continuous lines of dab are applied around all perimeters sockets and window reveals Acoustic sealant should be applied to ceiling edges also and before you start make sure all joist ends are pointed in tight Pink backed PBS for dabbing

I used to do work for a housing company that had us board the bedroom ceilings before the studs Great for us Electricians and plumbers hated it Saves time and money and a better job

Thanks Mike we’ve done the bifold thingy on our last build and never used them Hopefully these will be a bit more practical

Myself and my wife had fours hours this afternoon fitting three sets of sliders an hour prep then an hour per set Whilst I’ve fitted a few bifolds The last time I fitted a slider it came with lots of trims to fit together Due scaffolding hire I had to do the render first Which meant I had to measure the doors quite tight No need for lots of foam

He has over specked But probably not by as much as you think The problem with bifolds is If the beam above settles Even five mil They won’t close and he’s liable
