160 sqm. I’m so pleased with it.
  6. Having just enjoyed a lovely shower with oodles space for me I got the tape out........mine is 900 wide from wall to glass screen. Glass screen is 1500 long. The former under the floor (I have tiled floor not tray) is 900 x 1700. The glass screen does not need to be the full length of the 'wet' area I have it just to deflect the large amount of water coming out of the big shower head. From end of former I have another 1000 to wall so a big enough access. Overall length of my shower area is 2700 with 1500 screened by the glass, water rarely travels past the 1500 glass level and I do splash about a bit. Love my shower:-))
  7. Mine are powder coated aluminium to match the window frames
  8. When I lived in East Africa we all had polished concrete floors as that was pretty much the only way to floor a house with the limited materials available. The locals just did it, levelled with pieces of wood, no sophisticated tools available and I never remember there being so much science to it.
  9. We did our garage with trestles not scaff. Its a flat roof. It wasnt a problem. Its a detached garage. We didnt have MBC do the garage though we built that in block and brick. Good luck.
  10. I had a quote from one company that offered me ‘free’ appliances. Like @NSS I didnt use them as they were way more expensive overall than other quotes.
  11. I have been looking at Elfa for my walk in wardrobe area. Where did you get yours? Good to get a review thanks.
  12. @Dreadnaught you have the opportunity to do something really good with that ceiling. I would think not just about basic height, I would consider how the roof lights will factor, there will be slight chimney effect in 550 deep roof. For the finished look with one open plan living area and no wall windows to consider you could almost consider zoning from the ceiling rather than the floor. Some dropped ceiling areas, some fab lighting effects.......lots to think about. Pinterest perhaps. Think about your finished look and work back from there....height is but one factor in my opinion, its what you do with the height/space that makes or breaks......too high and just flat ceiling could be cavernous and echo, too low and just flat ceiling could be stifling and feel like the room is on top of you..... and dont forget a decent service void for the lights..mine needed 70 and we only had provision for 50 so had to do last minute adjustments.
  13. Funnily enough I have one order
  14. See....I knew it began with an A 'snowman' LOL Yes acer and bay - may have to move them into a sheltered spot out of the wind over the winter......bought myself a new sack trolley this week just for pot moving, independent woman Yay! I never had great luck with hebe at previous garden might give some a go here.
  15. me too on change of style and thank you
  16. gives more of an idea on the planters ....just ignore world war 3 going on around them LOL
  17. That white one begins with an A I think...its lovely but too late in the season for me this year and I didnt want to wait.
  18. Have you got a local facebook page for your locale I find ours very useful ....or go down the pub.......or just chatting to anyone passing by. I have my school holiday helper (been great so far) because I got chatting to his Mum who walks their dog past our house every day. I mentioned I could do with a bit of casual unskilled help and by the end of the day I was fixed up with teenage son and it is exactly what I need. You could try the old fashioned card in the newsagents window or this site https://askyourneighbour.com/start.php
  19. I could have tried and messed about for ages. Its part of my Bora hob and there is much debate as to what is allowed if anything as the hob and extractor are one unit. How could it be apportioned...hmrc have not themselves settled on a formula, I have heard of one being allowed vented to outside and another rejected recirculating. Its particular to integrated hob extraction but I did pose the general question and was told they dont allow recirculation at all. On regular extractors maybe if they dont know from the paperwork it goes through or maybe it depends on the individual case officer or if your supplier kindly zero rates hmrc never know. I didnt want a 20k+ claim held up whilst it was debated by hmrc for the sake of a few hundred, I have more than that in wasted vat not able to be reclaimed as invoices were not in my name and we couldn’t get them redone.

  21. I am now starting to get going on some planting. The plot is a suntrap in summer but gets all the weather in winter after deliberation on what will withstand drought, baking heat and then howling wind in autum and winter I am having a mediterranean style garden very simple no borders or beds to dig I want it to be easily maintained with minimal outside help so I have built raised planters (rendered) and gravelled areas for pots to stand on. All that I will put in the ground will be some climbers for the pergola (hoping to grow grapes on that) plus of course a lawn. Yesterday I planted 30 french lavenders in the new planters topped off with left over slate from the house (goes with my gabion bench too) today I have to pot up 4 fair size olive trees and small lemon and orange trees plus some giant agapanthus and some impulse umbrella bamboos......oh and 4 large miscanthus. I am lucky I have a good start with existing very large potted things as I brought mine from previous house......huge bamboos, 2m high lollipop bays and olives, big Nandinas and acers....all cherished for many years. Nearly fainted when I worked out what it would cost me to replace things of that size at garden centre! Hoping to get some school holiday labour to help with fence painting next week.
  22. You should flush your pipes and jets regularly, standing water breeds germs in them. I used to buy a special cleaner from the bathroom shop lasted ages but some people I know just use dettol or miltonor you can use the shower head sanitising solution. You need to fill the bath to cover the jets and then run it with the cleaner in the water for a good time to flush it all out...10 mins or so I think I used to do. Mine was huge you could get 3people in it (dont ask!) it was so big it was rarely used other than by visiting small children who loved it. I used to flush clean it out every few months whether or not it had been used.
  23. As I understand it extractors are only zero vat if they are vented to outside recirculating ones are vatable. Mine is recirculating as MVHR designer advised not to have outside vented one with MVHR so I have not reclaimed my vat on the extractor.....being part of my Bora hob too may have been interesting.

    Resin drive

@Onoff yes I didnt want the loose gravel, too messy and the drive is on a slope, had enough bock paving to last me a lifetime so this was a good option. I’m told it it stain resist oile etc will wash off. It is a job for someone with good trowel skills as its all hand laid, those men worked fast, 2mixing, one barrowing, 2 on trowels. They didnt stop for more than a few minutes during the whole time. It has to go down as one or you will get joins. i think there are courses you can go on to learn how to lay it one is here https://www.theresinmill.co.uk/resin-bound-training/ not a recommendation just one site I came across when looking around
