thanks @ProDave I have a leak on the copper pipe the device turned the water off after it had detected it. The waste pipe issue is a separate problem although in the same cupboard. I have tried putting the waste pipe back together it will not hold. I have paper stuffed in the pipe to stop the smells coming up. I have issues with this waste with smells and noise which were there before it fell apart when dishwasher was emptying (I think thats when it was). My leak is a separate issue and water cut off prevented damage from that.

@JSHarris I dont like socket there either....did query and told I was fussing about nothing. In my previous kitchen sockets under sink were much higher up and clear of plumbing. Is this plumber and elec bodge and is there any way to sort it easily now?
-
@PeterW yes washing machine (and utility sink) comes through the wall and down into the pipe into the floor. The brass pipe with the corrosion appears to be the cold water which feeds the tap and the dishwasher. I think that is the leak area as eveything else looks fine. Is this a cowboy job? Would I be better getting another plumber in to re-do? I dont want to have to take my kitchen cupboards apart to sort this unless there is no alternative:-(

So new we are not yet VAO assessed...............

The noise is worse when its the washing machine which is in the utility room the other side of the wall but he put all utility room waste into this one pipe under kitchen sink. There was a waste in utility but he blocked that off and did it all through the wall....it concerned me at the time but I wasnt consulted and I know nothing about plumbing. Whereabouts of leak...I think it may be the copper pipe connections. Its all off on isolators now because I dont want to mess with it and not be able to stop a flood. The water management had leak detected for a few days before and sent me alerts and switched water off twice but nothing obvious (didnt look under sink DOH) I thought maybe a glitch and didn't investigate thoroughly until Friday morning when there was water on the floor. That mainly seems to have been from the waste pipe that had fallen apart and pumped waste water out into the cupboard. The leak seems smaller than the torrent of waste water that led me to the leak if you see what I mean but leak was obviously getting worse over a couple of days and if I had been away from home (or even overnight at the speed it was growing) and without auto cut off on management system would have been nasty. I wont ignore an alert in future!

@PeterW are you saying its a complete c**k up then? I was going to get him back about the noise (and I think the odd hint of a smell now and then) but have been so busy with other stuff it was still on the to do list. The leak has overtaken that now. Should I get another plumber to look at it?

The other one is worse @Declan52

I have had to stuff paper in the waste that wont go back together. It stinks. I got one bit back but cant get the rest back. The white pipe is all jagged I dont think it was cut properly and the rubber ring is all distorted. The other bit of pipe I got back together is very much worse really ragged and uneven and rubber ring a joke.

@Nickfromwales I think it was plumbers they have done a very peculiar connection in the cupboard under the kitchen sink, they have all connections for waste from utility/washing machine/kitchen sink/dishwasher going into one. They blanked off the utility waste for some reason. The incoming water is as much of a pigs ear and the whole installation is very noisy in the kitchen when washing machine is draining in utility. I think making me wait 4 days to come out and look at their install is pretty naughty. I have everything off on isolation valves but no kitchen water etc for 4 days is a pain. i fitted the Grohe device because we have all that plastic piping up in the ceiling and its got all the MBC pumped insulation around it so a leak would take a while to show and I wanted to know if anything was going on before the ceiling came down. I'm a bit old fashioned always had copper pipes I could go up in the roof and look at, this system of plastic buried in insulation is a worry for me......I am a bit of a worrier if I cant see what is what. It was me that found the device and asked for it to be fitted, plumbers thought I was mad!

yes a fake bird as they do on thatches that usually sorts it.

Unusual P2P case

@JSHarris I suggest the relevant party consults their lawyer. There are ways around these situations on a short term basis and there are stamp duty specialists that a lawyer will have access to for written advice. -
I chose the Grohe device specifically because it senses the whole house water system. It is on the incoming main. I have it on an app so can see status any time anywhere. Its shows me pressure, temp and usage. I set defaults and it will switch system off if system goes outside those parameters. It detects micro leaks as well as pressure drops and with all my pipes running in the roof above 450 of mbc best pumped insulation I wanted to keep an eye on things. You can get those extra little flood sensors to go onto Grohe system but I did not bother. Its now become more widely available (was only via registered installer when I got mine so first fix plumber supplied and fitted). Good price here today - less than I paid. https://www.victorianplumbing.co.uk/grohe-sense-guard-smart-water-controller-22513ln0?campaign=googlebase&gclid=EAIaIQobChMIxPGUwZK_3AIVzJ3tCh2gAQ76EAQYASABEgKTVfD_BwE&gclsrc=aw.ds

Yes I'm happy.....all the builders laughed at me spending 600ish on the thing but he who laughs last etc :-))

Well my expensive Grohe leak guard system is working. Water supply to house was switched off by the system overnight. I have found the leak in kitchen cupboard under sink. If system had not knocked water off would have been a nice flood by this morning. No plumber until Monday though!

This is my house at 6.15 this evening......outdoor has dropped from 35 earlier. Hard to get indoor down below 25 at night. Widows open dont think I will see much improvement until I get some shading those big west facing windows. -
I have a pocket door on my w.c. because of space constraints. I'm glad I dropped the one on the bathroom I think they are over hyped. I would only use where space dictated. They are expensive and a bit of a faff to fit and you lose the soundproofing in the wall as its hollow to accommodate the door.

@Juj if you are Warwks area then these people form Coventry may be worth a look. My friend used them after the original company she booked with via her builder went bust with her 10k paid and not recoverable so she had to look at keen pricing having lost all that. Have seen her windows RAL7106 upvc windows doors and bifolds. They look ok to me been in 3 years no issues. http://www.foldandslide.co.uk/index.html

Good luck....they wont take an order at Wellesbourne as far as I know all has to go via head office in Ireland.
-
@JSHarris and @Juj we tried repeatedly for over 4 months to get a quote out of Munster - their Wellesbourne place is half an hour from me and I had their windows in another house so I knew the product. They were difficult in the extreme, even via professional project manager they would not give the quote. We sent schedules and drawings and all sorts, nothing doing they only like dealing with developers. Eventually about 2 months after we had ordered our windows from Internorm and fully 7 months since we first contacted them Munster asked for more info to provide a quote. Way too late by then but I am guessing they had been leaned on to respond to us. I think in years gone by MBC used to get the quotes from them to make it easier for people (lots of Munster windows in earlier MBC houses) but MBC stopped offering that facility by the time we were looking at windows.
