  1. You can't put tons of type1 etc down on a grass field and remove it, to reinstate a grass field after running hgv's across it. Spend the money and do the job once hiring in metal deck.
  2. There were more than 200.000 new log burners installed last year and with the rising fuel prices the number is expected to be far higher this year. Khan is trying to get them outlawed in London.... along with everything else that creates an odour.
  3. It works to a degree for trades pricing some stuff, but not for home owners.
  4. I've stayed in one of their builds on Skye, as it's run as a B&B. The build quality and finish was spot on. I don't think you will be disappointed with the end result even though communication doesn't seem to be their strong point.
  5. Depends on how thick your nib is on your red marker pen. Make sure land registry and your solicitor have got the boundary in the correct place. You will also need to take tax advice on the other plot.
  6. HSE Have the power to shut down a job instantly, if they are not happy with any part of it. Even the vibration caused by a diggers engine ticking over is enough to collapse any excavation.

  9. I would hire in a skilled owner operator. If your doing it yourself and you take out too much earth, back filling with mot type 1, or crushed concrete will soon swallow a few extra meters at £70 a cubic meter.... so zero cost saving.
  10. Where your yellow steps are in the door way. I'm afraid to say that frame is 100mm to far into the corner, and to try and do a finish as it is, will not be very pretty with BOTH frames. Hold two bits of plaster board into the corner, then imagine two bits of architrave stuck in there as well. I know you have the linings to go in yet but you don't have enough free play. Just my view point, please don't take it as a criticism 😍

  12. You state in the title Attic Conversion, then there is no mention. Most people could build or do the bulk of the work themselves for a two storey extension, but loft conversions are very specialised and not a project for an amateur builder to take on.
  13. It's down to building control the depth you excavate too, and the concrete and blockwork that goes in. They're the ones that have to sign it off before you can go any further with the build
  14. Have you had a detailed soil survey done on this plot ?
  15. A snug seating area ( a place where family members dump piles of junk, coats, bags, shoes etc ) doesn't add as much value as a downstairs cloakroom, unless your going to put one elsewhere on the ground floor. Timber frames are complex... make sure your house insurance is up-to-date.
  16. @Lucasgrantmaw I'll answer the soil survey question as I'm sort of collaborating on this build with Lucas. An in depth soil survey was done in 1996 due to the current property subsiding. As a result 32 piles were put in to a depth of 7m below the property and a raft built on top of them below the existing footings. Nothing has changed on site regarding the sub soil make up. Due to the positioning of the original property, this will be demolished and a new property will be built to make better use of the plot orientation and will not use any of the original piled foundations. The rest of the information Lucas and his wife will need to make everything happen will be down to them too research along with other forum members on here to help them unravel some of the complex issues with a passive house build. That's my two pennies worth, I'm off now to build some garden walls when the weather sorts itself out.

  19. This is just a conservatory surly. You need to make more changes than just a roof to retain heat if you've only got a single skin wall. Have you thought about demolishing it and put in planning for a proper extension? Does this link to the house through a patio door?
  20. I can't believe someone didn't query this when the ground works went in. Two departments working on parallel universes.
  21. You can't let other contractors loose on a machine, if they find an unmapped cable or collapse a trench when someone is in it... your going for the high jump. Larger machines are cheaper secondhand as you can only tow upto 2.7t, so anything bigger has to be transported on low loaders etc. and the cost can be high, even more so if it ever breaks down on site..

  24. If the wall collapses onto your land at least you'll have a supply of s/h bricks or hard-core. This was my wall that when I cut the ivy off the otherside the wall fell into my neighbours garden !!! Is your neighbours wall as high or bulging out as much as mine was ??? if not I don't think you have a problem.... apart from a personality clash. Kiss and make up.
  25. Hardest part is trying to get the stuff out of the mixer drum. The more loads you do the worse it gets. Good alloy straight edge and wooden float works wonders After putting down a row of screed around the edge of the room and one down the middle, fill in the voids to the level... easy for old school... non of this pump slurry.
