Impossible to fix them in securely, not expecting to have the ICF until July at the earliest. So that means they will twist my walls

I bought a load of treated 6 x 2 C24 regularised timber just under 2 weeks ago, for some wall plates on my ICF build. I had an issue with some of them when I unpacked them, being twisted - so supplier exchanged those. What I'm finding is more of them are twisting - making them useless. Should this be happening and what can I do to stop it from happening??????? Cheers Vijay

The T section could be anywhere in the core (or could be moved outside the core as long as supported with concrete I guess). The top flat plate could easily be bigger to bridge the space I guess, but how much it would cost I don't know............ -

From what Marky P said, is it an idea to plan to have a S&C screed and levelling compound? The house next to me had "professional screeders" and commented that when the tiler went in, all the high and low spots gave them a nice surprise. So is it worth planning ahead?

Noticed that too which is bizarre as the bracing is supplied by Polarwall in the price - crazy not to use it when you have it Doesn't all ICF need a lot of bracing though? Doesn't matter too much with Polarwall, as I said, it's not rented but in the price. I know I would have bought the bracing if I had to rent it because of my build time..............

One thing you may need to think about is how desperate builders are for your work. They may look at what you're asking for as too much trouble (slightly out and they may not get paid), so they will pass your job for their bread and butter work. Will you struggled for a builder to do your job???

When I bought my risers from BP Plastics, they told me to use Silirub LNR silicone -

Couldn't agree more, maybe an idea to meet some builders you're thinking of using and ask what tolerances they work too. Ones I've known have thrown their levels around like it wasn't an important tool. I've seen work by "professional" brickie gangs that the walls looked straight enough until you put a level next to it - shocking!

I've been in the same position with a neighbour planning on a terrace on top of his single storey extension with railings all the way around, which would have directly overlooked into my dining room and straight into my spare bedroom. He just carried on so I got the council involved, they put a stop to it straight away and they would only allow a Juliette balcony because of privacy.

You're probably right. Polarwall (the ICF supplier) said I didn't need them but I guess the SE was just covering their backs. I also have to have them between each concrete pour too.

No idea if it makes an difference to you but my SE wanted rods from the foundations to the ICF core, so might be an idea to check with them?
