The damn things will run molten for a long time if it’s an overload tbf. I ran some electric UFH (in screed wire) off a 30m 230v extension lead to test it. After a few hours I went to check all was good. There was a little camp fire in the centre of the plug top, literally a molten pool with a small swirl of smoke rising off it, and everything still on circuit and floor warming nicely <2kw load iirc. From that day on, the extension lead and plug were ‘together forever’, like Kylie and Jason lol. I reckon you can get easily north of 16-17a before these actually start to think about popping.

Incorrect. It's 110v so the maths change! All the site trannys we've used (for 3 decades) have a 13a plug top, 16a or 32a. How else would you ever plug one in?

Should be barrier pipe, but only certain contaminants will really penetrate that pipe, and only over time; petrochemical spills etc. Dig around the damaged pipe, repair it, connect to tank and move on. Chop chop!

Great news, but I'd suggest installing some CCTV in case of any vandalism during the construction phase, one camera you can see, and another that you can't. Did this with a since departed neighbour and caught them vandalising property, funnily enough facing themselves away from the visible ring camera, but directly towards the rechargeable Stick-Up camera. FWIW, the chap upstairs sounds like right idiot. They took kindness as weakness, which is a horrible trait. Been there, had the same, lesson learned.

Don't take this the wrong way, but what you've just written is utter tosh. 160mm deflection isn't even what the Severn Bridge has accounted for!! Get an SE involved immediately, as you are severely out of your depth and are just making crazy assumptions. FWIW I really do not think you need any prop or column, and I'd ask the SE to sister 2 beams side by side, across the internal leaf and the end wall, and then beef up the intersecting beam to suit. Or bring another steel further inboard to break up the distance of the intersecting beam. Hard to say without lengths, loads, sectional drawings etc tbh, but an afternoons work for any good SE. As I said, I've seen bigger unsupported spans many times before......

If you take the settlement then they wash their hands of it, and make you sheriff of the funds. Then they will close the case. I'd grab the £4k is a split second tbh, and then organise the trades yourself paying nominally and stay in control of it all. You should end up with change. I assume the £4k is (slightly) elevated to account for lost income from renting? If not, you need to go back and ask if this can be revisited. Long and the short is, they usually offer a 'gift' (dangle a carrot) and hope you grab it, as the logistical issues and responsibility for them then vanishes into thin air.

+1. Running leads that far will be a liability. Also, it would need to be a larger 32a transformer instead of a regular 16a, as the second more than one trade plugged into it you’d be tripping the overheat cutout on it every 5 minutes. You need 230v on site, as every trade will have battery chargers with them and will not want them out of site / mind, as batteries are expensive and ‘walk off’ quite regularly. Hook the 230v up and get at least 3 metal clad double sockets installed for the duration, on a ring main fed from a 32a breaker in a local CU. Also, not sure what you’ve been told, but an electrician doesn’t “install” a 110v transformer…..you just simply plug these into a 230v socket?!? A 10 year old can install one , so don’t be paying for it!

Can’t you go for stronger beams and do away with the prop? An SE would look at alternative solutions. I’ve seen longer runs unsupported. Theres a few ways to approach this, so I’d suggest you don’t assume any more, and get some proper professional input. SE for a job this size won’t cost much, but will be the best money you spend, (plus, you’re going to need one later anyways)!! I say get one sooner

I change to a more serious side if the steels outside the heated envelope, or is captive, or as you say part of a group of connected steels. Then you’re into elongated bolt holes etc and mostly mechanical joints, so I’ll stick to drawings at that point as it’s above my station.

We did, and 35 years of experience, plus 30 years of experience, plus the SE drawings should remove any ambiguity or concerns. If thing's I've previously built started falling down I'd seriously look for a new job. So far I've not met an SE who didn't concur that my 'bespoke' solutions would pass with flying colours. Don't ask me 'how' I know, but I just have a sense about these things, I come up with complex solutions, and they work (with professionally underwritten approvals). I'm not bragging btw, this is probably why I get only a few hours sleep each day.....I would welcome being dumb and well rested, trust me!!

I always fit a raw cold supply to the kitchen sink for ‘human consumption’, and usually that’s in the form of a 3rd party faucet or a filtered water gadget of some sort, often preceded by a charcoal or other filter. I worked for 2 doctors and they didn’t have stupidly hard water so they instructed me to put the softened feed to the kitchen mixer tap as is, with zero faff. If 2 doctors will drink softened water then who am I to argue?

Sorry, yes the larger capacity units can. I meant the single 'cartridge' types are usually not 'man enough'. Multi-tasking atm which never goes well....
