Was the CIL noted on the PP?

If CIL isn’t noted you shouldn’t need to pay it or do the forms but worth double checking the position in your area. You don’t need to contact HMRC at all until you are ready to claim (note strict timescales). There is a helpline if you have a specific question but it’s a bit of a lottery who you get, and they have a track record of not standing behind their helpline advice on occasion.

No, it’s not part of the build and not part of your approved plans. Similarly you can’t claim for sheds etc. -

So is that just a refund of the premium element for the 10 year cover, or a full refund including the inspection payments? From memory my premium was circa 700 from a payment of 2400. -

Have to admit I'm not keen on refurbs. Would rather pay the bit extra for new and with the extra year guarantee. I have the V6 (bought in early 2015 when it was the latest model). Cost me just shy of £300. It's still going strong though so I haven't felt the need to upgrade. -

I got 40,000 miles from the (original) set I just changed and they were still legal for a bit longer but were getting close to needing to be changed so I got them swapped before winter arrived. Rears would have lasted a bit longer but decided that a full swap was best. -

Insurance for large purchases (but not full self build insurance)

Yes it has and it’s the scourge of our system in the UK for large purchases. It’s a case of send the money and hope mostly. Sometimes you can negotiate a ‘payment on delivery’ arrangement but in many cases you can’t. You can put money in Escrow but I imagine there aren’t many companies that would agree to that either. We use Escrow arrangements at work for source code owned by 3rd parties. It gets released in the event that the 3rd party goes into administration. -

That was my strategy too. It’s amazing how quickly a mortgage repays if you start overpaying. I was mortgage free in my early 40s and then saved enough to do the self build from equity and savings so still mortgage free.

At least you got a piece of paper! I got an email with an attachment. ?. My inspector came out 3 times too. Took a few photos, got a few bits wrong in his report (eg said I had PV and a gas boiler when clearly his own photos in the report show that that’s not the case). At least I have it when I want to sell. -
If the plot has OPP there may not be an uplift in value as much as a plot without PP anyway I guess.

Surely you can get gazumped just like buying a house until you exchange contracts? In England anyway, although the OP is in Scotland so that may work in his favour.

My council didn’t bother to apply council tax until we had been in for about a year although it wasn’t complete at that point. Just seems to vary significantly. -

I’m not a mod either but it’s because the previous one turned into a pissing contest of opposing views, and shitloads of reported posts citing racist comments et al, which kept the mods continually busy trying to keep on top of before someone launched a counter attack, and this is a self build forum, not the Daily Mail comments section. Other ‘pointless’ threads as you put it tend to be easy going and report / mod free. None of the mods signed up to moderate political clashes, they are here to oversee self build posts and keep this forum free to use and spam free.

I have electric heating and have a special tariff for heating of 8.8p. It’s still more than gas but certainly not 20p. -
Exactly this! I didn't actually pay for the solicitor's fees or surveys (company move so they paid for those as well as selling fees, removals, storage, renting during the build etc.) so should I include those or not? There are just too many variables when it comes to the plot and I don't see that it's that useful if they are included. What people are actually interested in mostly is, as you say, how much it costs to build the thing.

We bought a scaffold tower too and had intended to keep it simply because it meant that any maintenance jobs could be DIYed later on. I was never going to use it myself however so I gave it to my neighbour. Whether that should be a cost against the house or not is debatable as it saved us much more than it cost during the build.

?? I don't really know what you are getting at here. I could tell you down to the last penny what I spent as I tracked everything obsessively. There are always going to be some differences in the way people calculate things and what someone perceives as worth spending extra money on that will add to the £/m2. My plot came with the foundations already laid within the plot price so am I supposed to try to unpick the cost of the foundations to add that to the m2 price?
