  1. The rules are that you must live there for 3 years after completion.
  2. Unfortunately the CIL rules are quite clear that if you do not live in the property for 3 years that the CIL exemption is cancelled and CIL is due. You could write to the council asking them to make an exception or appeal the CIL charge once it comes. Here is the site to do that but it might be worth looking through the past cases listed to see if there is something similar. https://www.gov.uk/guidance/appeal-a-community-infrastructure-levy-enforcement-notice
  3. That was my thought too! And how does it not smell rank?
  4. I’m bracing myself for the shitty pictures to follow! ??
  5. Welcome, and well done you for being persistent. We have other members here who have won on appeal too.
  6. I used 3 addresses while we were building and no one cared. Of course you will need to have building materials delivered to your site so makes sense to have that as the invoice address assuming that there is somewhere safe to leave the post and the postman knows where to deliver to. I used to write ‘next to’ and then the name of the house next door as the second line of my address to ensure that everyone could find it as the sat nav takes you into the farm at the back.
  7. Sunamp sold a guy I work with a similar set up. He has a 16kw Daikin Altherma HT single phase ASHP. It's a split system and he also uses a Sunamp for heating (standard radiators so fairly high temperature). It was working fine until they started using the heating (fairly recently) but now the ASHP stops working every day. The installer told him to switch the ASHP off and on which he did and it started working ok but seems to stop regularly, then he discovered that it seems to reset itself when he just turns the Sunamp off and on so he is thinking that it's something to do with that and he's having to do that daily at present. The MCS installer is supposed to be coming out to look at it.
  8. Yes, that’s what trade accounts generally are. People who buy in bulk and then sell on to customers, not Johnny New Build who is buying for himself. It’s a way to retain their loyalty by giving up a little of their profit. You won’t be a repeat customer so they’re not bothered about dropping the price for you, although some will if they want a sale. It’s also nowt to do with VAT as they have to include VAT to trades buying over the trade counter too.
  9. I can’t really see the lighter area on this phone that you say has been caused by sanding too much but I’m with @nod, I think the really noticeable thing is the pattern change as the eyes are drawn to that. Not much you can do about that unfortunately.
  10. You do what my mother does and fill up a bowl in one sink to wash glasses first, then crockery and then pans. Then in sink 2 you run hot water through the tap constantly to hold each item under to rinse it. Why you wouldn’t just load the dishwasher up that’s sitting there idle? Clearly the hand wash method isn’t saving time or energy!
  11. I have stuff like that in boxes. Never sees the light of day! Haven’t unpacked it since I moved here 10 years ago! ?
  12. Simples, it all goes in the dishwasher! ? Anything that really isn’t dishwasher friendly such as a flask is washed under running hot water but I don’t use stuff like that every day anyway. For surfaces, I use a spray and a damp cloth. I don’t need a bowl of water for that.
  13. Check the size as the link I posted isn’t the correct size I think.
  14. +1 and when I buy my next house an en suite and dressing room is on the list of essentials.
  15. Can’t the place you are buying it from supply one, or suggest where you might get one from? Loglap is what Google came up with but not sure about dimensions. Pine Loglap Timber Cladding 85x22mm 5 X 2.4 Meter Lengths https://www.amazon.co.uk/dp/B06W51Z69X/ref=cm_sw_r_cp_api_i_mHbWDb906VFTA
  16. Check that there is no asbestos in there before you go smashing anything up.
  17. You’ll be freezing to death if you don’t insulate it sufficiently, or paying unnecessary £££ heating it.
  18. Here’s one such option but it all comes down to what your buyer’s lender will accept. They all have different rules https://gcs-title.co.uk/instant-issue/policies-glance/building-standards/ list for England and Wales https://www.cml.org.uk/lenders-handbook/englandandwales/question-list/1913/
  19. Yes, that’s the one bit of the process that’s faster than they state.
  20. Yes I wondered about that. I have a couple of friends who have just been hit by this. Paid for equipment (not build related) up front. Made to order. They were then contacted by the company to pay for the items to be delivered as their order was ready to be dispatched and on paying the company went into administration. They are not being allowed access to the equipment despite being ready to dispatch (allegedly). So it seems that what should happen, doesn’t.
  21. What was their answer? In theory if your goods are with the company ready to be dispatched you should still be able to receive them. This is more likely to be the case if it’s a bespoke order. “If your purchase is completed, packaged and ready to be dispatched in the retailer's warehouse, they should still be able to fulfill your order. You may need to reconfirm delivery and in some circumstances arrange to collect the item yourself if they are unable to get it to you” 50 - 100k is a crazy amount to pay with no protection so there must be a way of safeguarding money paid.
  22. Sounds like it! Nothing like a bit of consistency
  23. When I say forms, I meant the different sections of the claim form. Section D (where VAT is shown separately) is a slightly different format from Section E (where VAT is not separately shown and you need to work it out).
  24. It doesn’t have to show the VAT separately, that’s why there are 2 parts to the claim form. And it’s not just for items up to £250, I had an invoice like that for a few thousand and the reclaim was paid. It must have the VAT number on and the supplier, and preferably your name and say ‘invoice’. If it’s just a till receipt you may still be successful however. I did separate mine into 2 forms as per the online form.
