I imagine that they would need to be sealed? Like @Ferdinand I would worry about staining in areas such as near the hob although that said people use quarry tiles and slate etc on the floor and it does ok. Metallic effect? Wonder how much you will need to buff them to keep them looking decent? Might be the granite worktop nightmare. -

I put the heating on tonight, just in 2 rooms for now. It was 17.1 in here when I got home and an hour and a half later it's still only 18.5 . The boiler has gone off at least but not before thumping out 24 kw.

And just a word of caution re the RHI for ASHP. You apply after it’s fitted. If the payments change or the scheme is withdrawn or changes between having it fitted and applying it can affect you. You also have to apply within 12 months of the equipment being commissioned so you need to time things to be installed pretty close to your completion really. Earlier this year the scheme changed to require metering for performance for all ASHPs. If something like that happened to you between installing it and waiting to get the house complete enough to get the EPC you would have faff around addressing the additional requirements. -

Not a lender but a building insurance policy and that was exactly the question I was asked. And yes when I said timber frame I was asked if it had a brick or block outer skin. When I said yes she said that was fine. I asked if they would cover me if it didn’t and she said no.- 12 replies

My living room was 17.6C at 6am this morning so would have come on overnight had the heating been switched on.

As Declan says plan it carefully. And ensure that you plan all of the walls to be tiled not just the first one otherwise you may end up with something odd on the other wall like @Onoff -

I can’t see this being an issue TBH. You can’t own 2 houses without there being an implication for CGT but land is not a house, and a house isn’t really a house until you’ve built it. Even then there is a grace period where you can own 2 properties without having sold one. It’s 18 months I believe but do check. -

I think you have a few options but need to have a proper plan. When I built my house I bought the plot and completed the groundworks with savings but needed to sell my existing house (that we had moved out of as it was 400 miles from the plot) before I could pay for the timber frame. The housing market had taken a dive so I ended up remortgaging the house to release the equity to complete the build. As it happens it sold relatively quickly after that but the point was that I didn’t need a mortgage to complete the house once the old one sold. Do you have any savings to get going on the build without releasing the equity from the house? What sort of size house is it? You could likely build a house of circa 200 m2 for your budget of 300k. I would certainly get the land transferred to you before you start as it may complicate the VAT reclaim if you don’t own the land. -
Mine is hit and miss too so I can appreciate how long it took ?. We must both be hit and miss with the colour choice too as I don’t really like mine. Dried much more orange than I expected, but as per some comments above after 2 years I don’t care much. And it hasn’t faded either lol.

Thanks, that's useful. I have separate stats in each room too and only intend to set the rooms I actually use to a decent temperature as there are quite a few rooms that I don't use unless there are visitors here. I did have all of the non used rooms set to 16 earlier in the year (the ufh actually only worked for a month before it was switched off for the summer) but I think that's probably a waste so intend to have those rooms on frost setting this winter. I think I'll put the set back temp to 16 when I'm not around. That way I can see how low it drops and how long it takes to heat back up to 20 and play around with it from there. I work from home some days so am not exactly rushing about then so will want it warmer . Time to have a play with it. It is 19 degrees in the main living space today without the heating on as things like the tumble dryer etc tend to keep the temperature up a bit even without the heating on at this time of year. I can see me needing it on soon though as it's getting colder outside.

I think that deciding to use an architect isn't helped by some of the TV programmes such as Grand Designs where the architects can be portrayed as the problem child in some cases. It can appear that they choose form over function where their designs have been costly and difficult to implement. I'm sure they are not all like that however ... -
I think most of the small ones are fixed. I've got small ones outside the front door (they come on automatically at nightfall) and they've been there for about 7 years now and never failed. Wander round in the undergrowth until you fall in in order to locate it. Falling in should also validate whether it's a bottomless pit too . It'll probably be about as effective as enforcing other recent laws such as mandating that all dogs must be microchipped. -
