Certain things can be zero rated if they are a planning condition but they are still all ‘doing’ things rather than a desk exercise. So demolition of existing house, removal of asbestos from existing house, or on the reclaim front vat reclaim for plants and trees detailed in the planning permission etc.

Find a professional installers forum and ask? You should be able to reclaim the vat but gulp even so.

Welcome! No I don’t believe so as it’s not something directly contributing to the fabric of the building. You can always ask though ?. You definitely can’t claim it at the end as you can only reclaim vat on materials. Things like structural engineers’ reports may be necessary to get a house signed off by building control but you have to pay vat on them.

Strange that your solicitor wouldn’t have known this TBH. I reckon that this could be a scenario where it’s worth engaging a specialist tax consultant if a decent sum is involved. Just off the top of my head it may be worth preparing a business plan demonstrating the intention. Maybe the first part of that business plan might detail near term plans to prepare the woodland for timber production, so clearance / tidying up of the area and maybe a planting scheme for young trees. I believe that @jamieled may have a plan relating to the woodland he bought. In Scotland, but he may have some better ideas.

Can see you don’t have teenagers lol although my brother’s kids aren’t too bad. 2 washing baskets in the kids’ bathroom, one darks, one lights and my SIL walks the baskets down the stairs when needed. Why not have a washing machine upstairs? My house is set up for a washing machine and dryer upstairs as well as down. I don't have one upstairs as there is only me here so it seems too extravagant but if there was a family living here it would be ideal.

Why on earth will it leak any more than anyone else's shower? People tile showers and wet rooms all the time and never have any issues. I think you're being half empty here @Onoff
