CRL underwriter declared bankrupt

This is an old thread to be reopening but I’ve seen some info that is relevant that I have been given permission to share. Here is the info in its entirety. “We complete hopefully today. In the run up to this we’d also be requesting a structural warranty cert. We purchased our warranty from CRL who inturn engaged the building inspector to undertake inspections for them. our inspectors were great (Salus) CRL informed us that their insurers Alpha had lost a legal case and were in administration as a result, CRL them came back to us asking for further money for a new policy, we refused and left it there, as we were still having BC inspections and recording everything. So this leaves us without a warranty, our mortgage co Ecology, has dropped the requirement so we are okay mortgage wise. Latest news on this if you have the same is that the FSA are refunding 90% of warranty fees for the remaining period, claim directly through them. We can now purchase a PPC cert which can be backdated in effect which allows us to remortgage should we need to. This can’t only have effected us so hopeful this is helpful to someone in the same position.” -

Only for those few foundation plots. And yes most likely for publicity. The plot costs have sky rocketed since then. -

I have just read on another forum that someone has made a successful claim under Section 75 of the Consumer Credit Act for an ASHP installation that replaced an oil based system. The supplied product, an LG Therma V split high temperature ASHP, is being removed and replaced with an oil boiler as the system can't heat the house adequately in winter (struggles to get over 17 degrees). LG claimed that it was an installer issue and the installer says it's an LG issue and despite the client involving MCS, NICEIC, HEIS etc. there has been no resolution so he put in a Section 75 claim. Clearly he paid by credit card or a part of the overall cost by credit card which has paid dividends.

We got reported by the community council for having built a garage when it was permitted development. Local authority planners told them to sling their hook. They reported another property for something similar and were told the same. Some of the discussions in the minutes are hilarious. -

It comes under work closely connected to the construction of the building in VAT Notice 708 so can be reduced VAT @ 5% for a conversion. I would just say that you moved them for build safety if anyone queries it. https://www.gov.uk/guidance/buildings-and-construction-vat-notice-708#section3 HMRC will ask your supplier to correct the VAT position not you, and they in turn may ask you for the additional VAT, but they are in a weak position once the job has completed. Worst case you will be prevented from reclaiming the 5% assuming that your project is eligible for the VAT reclaim scheme.

For a standard house purchase yes but there are some policies where you are renovating whilst living there that state that you may not leave the property empty overnight even for one night.

I imagine you could blag the moving in thing but do you have a completion certificate and if not did you explain this when you took out the insurance?

Depends if both names are on the CIL forms I guess. If only one individual is named and moves out then they will be the one liable for the CIL.

Just goes to show how little people administering CIL understand about the documents required to evidence this. No idea about VAT or self build warranties, and one comment shows complete ignorance about the VAT position for a self build stating “The builder already sounds like some of his practices are not ideal!” I’ve long wondered why those documents are needed to evidence CIL exemption because as the case in the link below proves all of these are optional when self building. Someone reported the other day that he just received his money for a claim submitted on 1st June https://forum.buildhub.org.uk/topic/16230-vat-office-letter-detailing-current-approach-to-claims/?do=findComment&comment=304190 The completion evidence needed for CIL is the approved claim from HMRC, evidence of a self build warranty, or a self build mortgage. If you don’t have either of the other 2 I would speak to the council now and explain that HMRC are taking around 8 months to process these. In my head they send you a letter saying that your claim qualifies before they check all of the invoices and pay the monies owed but it’s a long time since I did my reclaim and can’t remember. @Wagas, do you know please? If so would you mind sharing the letter please with personal details removed. The CIL evidence is discretionary and councils can agree to accept something else I believe but you need to speak to them.

That includes installing and commissioning the rads and UFH as well as installing the heat pump and cylinder? I’ve got 3 quotes and they range from nearly 30k to 12.5k. That’s for the heat pump and new cylinder as a retrofit as I have UFH already.

That happened a lot as it happened but the mods were generally quick to hide them. Someone would post something bland and then a day or so later would go back and edit the posts to include links to all sorts of companies including those selling viagra and the like, or links to building companies or products. Makes it much easier for the mods to not have to worry about reviewing content posted days or weeks before. -
Renewable Heat Incentive. Basically a bung from the government to encourage people to install renewable heating technology such as an ASHP. It’s stopping next year though so will be too late for your next build. It might be replaced by something else but nothing has been announced yet.

If there isn’t really a kitchen then I doubt that it could be classified as an annex as I think it needs to have a kitchen and a bathroom. Definitely worth double checking however. I would call it a something that couldn’t possibly be construed as an annex. You know what neighbours are like ...

Welcome to the forum Have you checked that this doesn’t put it into separate annex territory that may attract council tax unless you apply for an exemption?
