Budget

We have spent the evening going through ALL of our spend

and look like coming in at under £800 per square metre

Thats with around 20k on windows k18 on a German kitchen and 10k on tiles We also used slates  instead of roof tiles

So it can be done

But all of the above and most other things have been done by myself and wife So only a small percentage on laboure

Our figures are coming v similar (slightly lower) but think design flatters m2 cost (big m2 and room in roof).

Yes we are 282 over two floors

we were quite low till we splashed out on the kitchen and Italian tiles

and an Oak staircase also

Impressive!  Mine will come out at double that, I reckon, but other than decorating no labour on my part, just managing work flows and nagging people.

No offence, but you're still quite bloody low even with that lot! :)

Well done, I’m hoping to come in at £1000 per m

glad it’s achievable as I’ve been a bit glum talking to everybody that comes around doubting me.

All labour by myself.

Thanks Russel

weve both worked 40 hours per week in our day jobs and worked on the house Friday to Sunday

It is achievable There’s nothing that you can do about some of the costs But plenty of savings along the way

We didn’t get off to the best start with Groundworks and muck away running over by 8k But there is always a saving to be made

Always good to see feedback like this @nod.  I see a lot on here which makes me believe the dream can be achieved without leaving yourself destitute.  Graft, determination and savvy shopping seem to be the required traits.

Like @Russell griffiths says - it can be very demoralizing when people call into question what you are planning to do and how.  It is usually some crusty tradesman who thinks insulation is the tog rating of your duvet and that air tightness is simply going round the edges of your window with some silicon!

Naysayers seem to be everywhere!

Yes we haven’t gone into this for profit

But the house is valued at 70% more than we have put into it

Very impressive. There are not too many people who would have the skills to do what you have but even so it’s a fantastic example of what can be achieved, and a great incentive for those who want to get hands on.

Joining me in the  Old Man's True DIY Experience are ya?   My hands are rougher than yours I bet ? I fervently hope your back isn't as buggered as mine.

Mine seems to be holding up thanks

Alot of the Harvey stuff done now

Im fitting the wardrobes each evening at the moment

Then The I’ve to fit the kitchen and stairs over the next two weekends

and we shouldn’t be to far off

Thanks for this post Nod, that is great to hear.  Like others, I have a low budget and my costings seem to indicate it can be done for around the 100k mark so it is great to hear confirmation of that.

Do you have a blog somewhere or pics or more info about the build?

Our current multi unit development came in at £2,130 per metre including all fess and is no better spec than @nod's!

It's a fantastic achievement - You and your wife are to be congratulated.  It proves it can be achieved with the necessary skills, determination and focus on the budget  and end result.

It must be gratifying that you are rewarded by all your hard work with a wonderful home and  a valuation that reflects all you hard work.

My wife bought me this yesterday

It reminds her of me

She can’t remember what I looked like in clean cloths

Someone said to me at the beginning of the build You can’t do everything yourself

I thought to myself Why not

Sure I’ve a building background

But most things if you take your time and are not too bothered over doing things twice can be tackled

Impressive stuff - that is a lot of trades you have covered. Time to put your feet up and enjoy?
