Yes congratulations, I too look forward to reaching that stage some time very soon. It has obviously been hard work for the two of you and you are now able to reap the benefits, so enjoy what it is you have created.?

Great stuff, learning is fun ! I am trying to create  a life where I am much less dependent on others, I have been testing myself with some fairly challenging car mechanics..... thank god for forums ! Growing more and more of my own food and trying to get my head around all the  projects I have ongoing  in three different buildings......  luckily I really do enjoy it. Your build looks just great.

Well done, I’m hoping to come in at £1000 per m

glad it’s achievable as I’ve been a bit glum talking to everybody that comes around doubting me.

All labour by myself.

I'm doing virtually all my own labour & we are on target to be well below £1000/m2.

The key is not too complicated a design and loads of own labour.

It's a fantastic achievement - You and your wife are to be congratulated.  It proves it can be achieved with the necessary skills, determination and focus on the budget  and end result.

It must be gratifying that you are rewarded by all your hard work with a wonderful home and  a valuation that reflects all you hard work.

Thank you

Plenty of ups and downs

But this forum is invaluable for information

But also a great place to have good moan and receive  support from like minded people who understand how all consuming our project is

The bottom picture reminded me of a low I expected to have a nice day spreading 20 tons of aggregate prior to the BB floor going in

Our engineer said he was not happy with the amount of water onsite and specified concrete

nine mtrs to be exact The wagons kept coming and I kept raking

I think you just have to get on with it then put it behind you and focus on the next task

and try not to worry about things that you can’t do anything about

What would we do different

Lots of things

But all of our experiences on this forum are at the finger tips of those who are just starting out

A few people Quite a few actually

Have said you will be glad when you are finished

I don’t think I will

The only bit that I didn’t enjoy was Planning. Once we received our commencement notice things were in our own hands

The house is looking fantastic. I can’t eait to get started on mine in January.

Your build cost is fantastic, gives me something to aim for!

your rendering looks fantastic, just what we’re looking for.

ps. You got me thinking about cost per metre2 , I’ve completed the foundations and spent £180/m2.

Thanks for this post Nod, that is great to hear.  Like others, I have a low budget and my costings seem to indicate it can be done for around the 100k mark so it is great to hear confirmation of that.

Do you have a blog somewhere or pics or more info about the build?

I don’t have a blog

I did intend to

But with both of us working full time as well as the build Every minute seems to have be spoken for

The build is now finished and we have been in a couple of months

We came in under budget and have everything we set out to achieve

For all the downs  there will be plenty of ups

Enjoy the journey
