  1. Thanks! I have to say the latest plans do look a bit...meh. I can sympathise with the planner. He seems pretty waspy- I wonder if he’d entertain me emailing him some sketches and photos before redrawing? That’s what does me in- there’s no dialogue.
  2. I really wanted this type of dormer and at least a letterbox window to the kitchen. and try to balance the shape of the house a bit.
  3. It will have mvhr, one of the issues is it’s hemmed either side by an elevated rail line and elevated road, so the high level windows afford some privacy I can live with that but the cat slides and chimney...
  4. From the planners reply it feels like they’re proper against changes, it did go to committee originally. “austere and characterless elevations.”

  7. That’s horrendous- doubling them up is a solution- but they haven’t glued the chipboard to the joists either. Make sure the new joists have egger glue on top. I’d have a good look at the rest of their work...
  8. Take pictures of all the existing and all their modifications. Ask building control to confirm they’re happy with it all. the neighbours were definitely trying to bounce you into something.
  9. What concerns me is what exactly they’ve done? Because it’s an easy repair, hardest bit is going and collecting a couple of fittings.

  12. Oh! mine is a replacement dwelling and U.K. power network are saying they have no spare capacity so they’re lubing me up for a transformer... how about reconnect the old cable? ?
  13. They should replace it. It’s not a big job unless they’ve done something really daft. I presume you’re still using it while they decide what to do?

  15. Good morning! Dunno if anybody can advise- i need to discharge my conditions before I begin building apparently. I have full planning and have submitted an NMA for some windows etc but i *believe* I can discharge the conditions from the parent permission. is this something a planning consultant would do? The architect/designer can’t/won’t incase further conditions are attached to the NMA. On the slim chance they are I can’t see them affecting the drainage I want to get in thanks!

  20. Our bills doubled with a smart meter. If you suspect your smart meter is wrong you have to pay upfront to have it tested- by your supplier. Huge mistake getting one.

  22. It’s madness. So 25 boards in total-ish? I’d tell him to lift them, take them home to dispose of them and fit new ones in their place properly. Maybe they won’t cut other corners then.
  23. His idea will be ‘point’ the edges underneath using a cartridge gun for show. Building regs want to see glue spilling out underneath- has this fella been living in a cave the past few years?
