that’ll be fine, they can use the new entrance ? it’s just another failing of the system really, would take half hour to check the conditions while I’m living in a static waiting for rain season... I’ll crack on with field drains etc so it’s not a swamp which I reckon is preparing the plot- but what I really need is the piling contractor...

How bad is it to start below ground work before conditions have been discharged? I’ve been quoted 8-12 weeks by planning. Location: Reference: To discharge Condition 3 (Materials), 4 (Character), 5 (Drainage), 8 (Biodiversity improvements), and 10 (Highway Safety) of decision dated 17/12/2019 for Proposed replacement dwelling.

I spilt small increases but sadly I have watertight clauses now to cover bigger rises in costs. Travis Perkins called on a Thursday to say Mondays delivery of timber had gone up from £3.2k to £4K- “...but it’s ok if you don’t want it because we can place it elsewhere”. I just can’t lose £800 like that- when you consider I’d probably costed that timber at £2900 during the pricing stage. things like osb are out of control. -
that’s what I loved, two gables but the planner laughed. I believe the original architect had to call in favours to get it to committee!

it’s in all the flood reports and topography map the passed plans only show the plinth above dpc. The plot is on the edge of the fens, sandwiched between an elevated road and an elevated railway line. this is a previous applications plan but gives an idea

i just dread having to go back to planners for everything. Building regs are cool, they’re letting me do it on a building notice not full submission- I deal with them weekly on site

There’s a few homes on raised galvanised piles in the area- I’m not sure I need to tell them if they don’t ask? makes a much cheaper and easier build as well The area between the road entrance and the garage/parking shaded yellow will be built up. I just like the idea of split heights.

This mornings thoughts- the plot is in a flood zone and the house has to be built with the finished floor level raised around 1.7m. There’s no mention on the elevations that passed of what materials to be used. is it assumed to be brick? I would prefer raised piles not sure the approach for this-

i believe that’s the case. Actually spoke to the duty planner today about discharging my pre commencement conditions which was another task the architectnologist had and didn’t do- the planning officer is away for 2 weeks now. duty planner was really helpful on the phone- completely took me by suprise, happy to talk through forms and processes. Top service! -

Thanks! It appears the architectnologist I paid to do the changes to plans was advised section 73 but went ahead with an NMA? The planner was reasonably ‘sharp’ by email response. Your post makes perfect sense- I just couldn’t figure it out on the form. Honestly- paperwork is one of the things I wish I could just pay somebody to make go away. -

I’m a man on the edge! ? honestly thought paying somebody would make all this paperwork go away, wrong again! recieved a reply planner isn’t against t changes, but really wants his chimney and brick areas- do I really want to be sticking brick slips on a timber frame?...

Good evening can anybody help with this form please? I wish to make some changes to the plans which already have permission granted. not sure what to put on the form- it’s not a condition I want to vary as such more some new plans with changes. thanks!

Well that’s it, I’ve done my best. planning won’t answer calls or emails so I’ll send the missus over with these in an envelope to see if I’ll get any comment. also the conditions to be discharged, really glad I paid an ‘architect’ and still done it myself. and the ecology/planting- he’s another one.

So, good evening! I’ve borrowed some drawing pens and done some bits and I’m ready for critique ? not sure about the canopy/porch thing but it looks ‘warmer’ than the architect version?!

On reflection I did see their point- I know how it would look but the plans are very bland. I’ll deffo post it up for comment

same! I’m going to redraw it tonight minus the chimney and catslides. I did email the planning officer back and left a voicemail- I’d just like a steer on anything else to please him but won’t hold my breath. catslides are the red line really- I’ve built a pair today and I hate them with a passion.
