  8. No. Unless it is part of a cooker providing heating or hot water in which case it will need to be commissioned. If it’s an electric hob then no. If it’s a gas hob you may need a Gas Safe Certificate and commissioning certificate. Extract fan only needs to be in place in the kitchen for completion.

  11. You can get them from BC who will charge you a fee. However you will probably need written from the person who prepared the drawings before BC will issue you them to you.

  13. Why don’t you just ask the planners for the location and dimensions of the visibility splay and speak to the. About what you can actually build with and without planning consent. I would suspect that if there is a need to maintain visibility splays they will have certain dimensions including a maximum height for anything placed within the splay. Where I am you cannot place anything higher than 250mm within a visibility splay.
  14. E and F are based on your floor plan. I have made some rooms bigger to fit furniture and I have kept in mind that the elevations could be symmetrical.
  15. C and D are my interpretation of a long house. I have suggested a vaulted ceiling in part of the open plan living area and I’ve shown the roof extended over the gable.

  20. The dormer windows look like something out of the 80s from a suburban housing estate and the arches are terrible. I doubt very much that an architect was within a mile of this drawing. I’ll take your original drawings and see what I can do. The original form is very suburban rather than rural and lowering the eaves and throwing some stone at it won’t make it fit any better into a rural landscape. Get yourself a better designer - someone who has designed a house in t(e countryside.
