  1. I deal with construction drawings day in and day out. A timber frame is a dream for anyone making a BC submission - as you said the TF guys do most of the work anyway.
  2. Try reading the rest of my posts. The point I’m making is that these costs are eye watering and are padded out with services that need to be completed for a BC application but are being highlighted as if they are “special” services that are worthy of a special mention in a fee break down. They aren’t special and they don’t warrant any special highlighting in a fee quote. As for working for free I do it regularly on this forum - we all do - every time we offer advice we give it for free so why is this post any different? I didn’t join this forum to chase work and I have been approached several times by forum members to complete drawings - and have been offered fees - but in the spirit of this forum I have decided that I will not charge anything but will help where I can. The costs quoted are - in my opinion - high and as I said padded out with irrelevant information designed - again in my opinion - to justify the quoted fee.
  3. Massing is too over-bearing with too much roof. Not a fan of the elevations - they’re too fussy with too many different material used. There doesn’t seem to be much left of the existing house. Looks like a new build to me. Not a fan of having the kitchen open to the staircase - dangerous. Have you consulted BC about a protected staircase? The garden room is a bit twee.

  11. Fire resistance will only be achieved when used as part of a built system.

  14. I suppose it depends how far you want to walk. What is more important to you - a toilet next to the garden or an open plan k/d/l? Let me know what you need and I’ll take a look.
  15. Your BCO isn't turning a blind eye at all. All he's doing is making the study part of the overall open plan Kitchen/Living/Dining - removing the "Inner Room". Same goes for the Living Room - remove the door and you're home in a boat. You have inner rooms which need an alternative means of escape. I am also surprised he didn't ask for a sprinkler mist system in the Kitchen. The stairs coming into the Kitchen is dangerous.
  16. How far is your boundary from your windows and how big are your windows?

  20. Thought this was a philosophical question about needing Building Control and Building Regulations - pity. However - yes this will require an application.
