  3. I don’t disagree. All I’m saying is that I am aware that BC may wish to get involved.
  4. Check this out. Had an application recently where the applicant wanted to rip out previously approved work. Ended up being a structural alteration for which the applicant needed to submit an application to BC. A bit petty but BC insisted an application - and fee - was submitted.

  14. That’s because the whb can impede on the space as long as its wall hung without floor support or a pedestal - hence not impeding access.

  17. I agree. The plans that you have are fine. Make a Building Notice Application showing the new steelwork. Just add a note to say that the steelwork will be fire protected to achieve 1/2hrfr. And bye the way - show a door into the kitchen from the hall.
  18. While a fire engineered solution may be acceptable to BC having the kitchen open to the floors above is - in my opinion - dangerous. Consider a scenario where smoke from a fire on the ground floor rises - the parents are in their bedroom and the children are in theirs. All rooms have fire escape windows but a parent will always want to get to their children in an emergency and this could mean entering a smoke filled hallway.
