That’s because the whb can impede on the space as long as its wall hung without floor support or a pedestal - hence not impeding access.

I agree. The plans that you have are fine. Make a Building Notice Application showing the new steelwork. Just add a note to say that the steelwork will be fire protected to achieve 1/2hrfr. And bye the way - show a door into the kitchen from the hall.

While a fire engineered solution may be acceptable to BC having the kitchen open to the floors above is - in my opinion - dangerous. Consider a scenario where smoke from a fire on the ground floor rises - the parents are in their bedroom and the children are in theirs. All rooms have fire escape windows but a parent will always want to get to their children in an emergency and this could mean entering a smoke filled hallway.

You should speak to BC before you go too far. A three-storey house will need a protected staircase - something you don’t currently have. As for the garden room - don’t put in the corner.

I deal with construction drawings day in and day out. A timber frame is a dream for anyone making a BC submission - as you said the TF guys do most of the work anyway. -

Try reading the rest of my posts. The point I’m making is that these costs are eye watering and are padded out with services that need to be completed for a BC application but are being highlighted as if they are “special” services that are worthy of a special mention in a fee break down. They aren’t special and they don’t warrant any special highlighting in a fee quote. As for working for free I do it regularly on this forum - we all do - every time we offer advice we give it for free so why is this post any different? I didn’t join this forum to chase work and I have been approached several times by forum members to complete drawings - and have been offered fees - but in the spirit of this forum I have decided that I will not charge anything but will help where I can. The costs quoted are - in my opinion - high and as I said padded out with irrelevant information designed - again in my opinion - to justify the quoted fee. -
Massing is too over-bearing with too much roof. Not a fan of the elevations - they’re too fussy with too many different material used. There doesn’t seem to be much left of the existing house. Looks like a new build to me. Not a fan of having the kitchen open to the staircase - dangerous. Have you consulted BC about a protected staircase? The garden room is a bit twee.

lol at: dealing with building warrant points. As if this can be avoided! stair….??? wtf is that all about. integration of se design. Any idiot can do this. drainage design. I love the way these quotes get padded out with crap that needs to be included in a bc application.
