There’s nothing wrong with your concept - take a look at contemporary Scottish vernacular architecture - here in Ireland the development of the home started off in a linear fashion - a central living space - much like what you have with bedrooms off the room and a long front corridor. Leave it with me. I’ll sketch a few ideas.

Not a fan of the floor plan or elevations. I see the concept but I think it could be handled a bit more rationally. Sorry.

If there is unsupported masonry - pins (cut reinforcement bars) or a new throating piece should be installed. I see it all the time. Don’t forget to install a flexible flue liner, a raised hearth and a CO alarm/detector.

Posting again to bump up the forum. Relatively free at the moment if anyone needs help.

I’m surprised your architect doesn’t know anyone. Most architects will know an M&E consultant who should be able to knock up a few layouts. The other option is to speak to your local friendly plumber and electrician who can do a few proposals on the understanding that they will get a shot at pricing the job.

Lazy architects do this. A good architect will - if appointed to take the drawings to tender stage - will specify EVERYTHING. If you’re faced with a sample drawing that says that an element is “by others” don’t use them. Sometimes I think that most posters have hired very poor architects (if they are even architects!). There are good ones out there and they won’t cost the earth.
