My comments: The utility is too small. The stairs face the wrong way. The landing is wasting space. The master suite is in the wrong place. -
I’d probably switch over the toilet and porch.

Where do you: Park you car. Put your bins - so you get them out. Put your washing line. Put your fuel storage. How will you get large items from the front to the back - hot tub, gazebo, obligatory motorbike, ride on lawn mower.

FYI slightly different here in NI. No private BC company only the local council. Also Water and electrical certificates not required. Fire alarm certificate only if a full fire alarm system was installed. All other stuff pretty similar. -

As others have said your builder’s QS is only interested in his employer - not you. Get your own QS to look at EVERYTHING. He will charge you a few hundred pounds for the privilege but he will fight for every penny of your money and go through the “contract” with a fine toothed comb. Your contractor will have to justify all costs to your QS and will have to produce invoices.

Yes. Trimmers between the existing joists and supported on the existing joists with joist hangers as tight as you can get them against the wall at each end. Then new joists supported on the trimmers with joist hangers half way between the existing joists. You might need to double up the trimmers between the existing joists and you should see if your SE is ok with this. Saves having to bolt anything to the existing walls.- 13 replies

...............................also - have you been asked for EEWs from the Study and Bedroom 1 on the GF? You should also: Change the SAA in the Laundry to a HAA. Put an SAA in the Boot Room (circulation space). Put another HAA in the Kitchen/Family (a HAA has an effective radius of 5.3m).

Make the roof light in Bedroom 2 a compliant EEW.
