  1. Raft or slab with thickened edges, if within a meter of boundary will nee non combustible roof pragmatically, just build it, single shin with piers, bigger pier to higher wall.
  2. The PWA has things to say about action after the event, he is on thin ice and in a loosing position. I have arbitrated in these kind of situations by talking to the neighbour, explaining what has happened and that the flying lease will cause problems for all. every time the offence was taken down/away. i would employ a surveyor and send him the bill. Then small claims court ‘“Thou shalt not move thy neighbours boundary mark” basic to UK law

I think he has to take it down, you are now in a dispute with your neighbour and should talk to them, explain, the boundary line is clear from the chimney there could be a claim against the architect and I would recommend taking advice from a party wall surveyor or solicitor. I would pay for a report by a surveyor and keep a diary of events with photos, notes of conversations, actions and advice

  8. Stuff a poly bag in the hole I can’t see the soakers that should be visible under the stepped flashing agree with the mastic comments
  9. Build costs are more based on floor area, so pro rats additional cost on additional floor area for budgeting purposes
  10. We used to wire the plasterboard on basically tying it on with wire! Banged in noggins make it easy, glue is a no no unless you wire it
  11. Add as much insulation as you can, draughtproofing and air seal entire structure, then look for places where more insulation could be added to good effect then design heating, if you still need it
  12. I would fit a combined airtightness/vapour barrier on the warm side of the insulation, seal it to adjoining similar layers before plasterboard

Insulation in the loft is best across the ceiling and ventilate the loft, build an insulated box round cylinder but better to locate in the house than the loft minimising the size of your heated envelope will reduce energy use and the opportunity, which is high in a loft, for air infiltration and draughts
  14. Shading needs to be external otherwise heat is generated inside the thermal envelope - practice with dust sheets, gazebos, anything outside a physics model of the house would have informed decisions, west facing glass can be a major problem

  16. PWA will have to be paid for them, keep a diary and photos of everything. If they do dig then could undermine your foundations, you need to research PWA, as with this you can stop them. With it any problems are covered
  17. Don’t like the sound of the battens, they may facilitate thermal bypass the more insulation the better especially with high ceilings
  18. Might make it worse water running down can capillary into cracks and then find a downhill path onside the masonry effectively sucking water in, previously water was absorbed by the bricks a bit is then available to be drawn in.

  20. When designing heat pumps you can slightly under size to save on capital cost that is only needed for a few days every year and top up on those days with direct electric heating or enjoy being at 18.5 instead of 20 for those few days that don’t necessarily happen every year.

  23. I would take out a brick 600mm up , fit Louvre air brick after stuffing fibreglass plug down flue assuming on internal wall, insulate up outside of flue to 600mm
  24. Rotten mortar on the chimney sucks in water when it rains, this then percolates downwards through the walls and tries to get out inside and outside
  25. Dehumidifier may not necessarily work, when the concrete walls are very cold as in frosty weather they may act as a more powerful dehumidifier than the one you buy, something to be aware of.
