    Hopefully you can give a balanced view - a fair few have had delays caused by poor practice by professionals. Sadly this tends to tar the whole profession. On the upside - you’re our first ecologist so you’re quite rare ..!

  6. As @ProDave said - in-line coupler. Don’t be tempted to over tighten it though. Should be able to get one with a couple of inserts from most merchants.
  7. Overlap it and tape it with duct tape or 100mm pvc tape. 1200g DPM will be fine. It’s only to stop the screed running under the insulation. Its an easy job to do yourself - also check Seconds & Co for PIR. Has he specified an upstand too ..?

  13. TBH that looks like cheap blown polyethylene and I wouldn’t want that under my bath... you need a low profile bath trap - McAlpine make one, as do others. Then you can build up using standard bits.

  15. You’ll need the heaviest one you can get for that depth - they have a force rating normally as to the tonnes they apply. A quick fag packet estimate is there is 15 tonnes of type 1 to go down there... all by hand ..?? I would get it tipped as close as possible and then get a mini digger to dig and spread. I reckon that’s probably 2-3 days for one person as it’s not a quick job and can’t go down in one layer. Another option would be to lose some of that depth with EPS - 150mm of EPS over 130mm of type 1 would be quicker and easier and also give your garage floor some insulation for when you’re working in it.   16. Ahh ok ..! Seen those, they are removal of PD conditions that can be applied pretty much anywhere.
  17. I believe it is because of the need in law to clearly define something by a recognizable method. I’ve found another that also includes a statement saying “land to the south of Road xyz bounded by the river and road abc” which when you look on a map makes sense.

  19. Its well off the mark ... see note above about Twyford to start with, and then work through what everyone else has fitted. There is a wide variety fitted, but if I was asked for my personal opinion, I would only fit Geberit for the frame systems and then use any porcelain brand - if cost isn’t a challenge then I specify Villeroy & Boch for the whiteware. You can equally fit a Rak, or other mid range pan etc but that’s again a very quick change over. This plays into the fabric first arguments - these Geberit frames are first fix items so you do not want to be changing them in the near future, same as taking the view on using Hep2O etc
  20. Not really ... it’s just the best at what it does and at the price point is incredible value for money. I can probably have one of the frames installed and trimmed in an hour. Board and skim up to the flush retainer and then it is a 2 minute trim with the multi tool and the flush plate is another 5 mins. Pan fitting is 15 mins tops as the fitting system and pipes are intuitive, easy to mark and have quad seals so leaks are not a worry. So that is a concealed cistern with pan installed inside 90 mins. At £30/hr for a plumber, that’s £45 installed. Total cost inc the frame is less than £250 and you can use any pan you want. Cheapest cabinet based system that is worth fitting is £180 for the unit with the cistern and still is north of an hour or so to fit. And that’s for something with a 1 year warranty ..? Inbuilt cisterns start at £30 but would you want something with no name attached fitted at the back of a wall you can’t get to..? For the sake of £100..?? Yep - refitted a Geberit flush unit and it took less than 20 mins. Their stuff is designed to be taken apart and is modular - also you can get spares for everything such as the syphon washers so they are very maintainable. As a note, Geberit now own Twyford and all the toilet internals are now Geberit throughout so that’s worth considering if you are on a budget. The Twyford fast fit frames though are not Geberit copies and are not Geberit parts ..!

  24. Not a legal requirement before they designate apparently - the one I saw said that the council had decided not to consult beforehand so that residents didn’t do anything to change the character of the area ..! They have to produce the plan within 6 months I think
  25. So apparently the plan is to indicate the area and the Schedule is required to define the area. This is the wording out of interest. [...]Council has determined that the areas described in the Schedule to this Notice are of special architectural or historic interest, and that it is desirable to preserve or enhance their character or appearance.[...] That would indicate the schedule is key - having a look at a few others now ..!!
