  3. Sorry is this the rental that you were asking about a geberit offset fitting for..?? I would not be fitting one of those in there - why spend £4-500 on a bog in a house you don’t own .??!! £65 For a WC set and be done with it.
  4. Not really - just make sure you put in the description how long it’s been there and previous use. It means you’ll have to pay though and if it’s creating flats then it may cost you a bit more.
  5. They are designed around the slip joint which means they can grip a number of different size nuts with the same handle spacing and this is needed when removing the nuts on circulation pumps.

  9. They are a bit pricey .... and riven stuff is not ideal for steps as it’s uneven. You can get sawn for less than those linked prices if you shop around.
  10. I’ve got my QS spreadsheet that I can share @Powerjen Like @Bitpipe I had a full QS done by one of the online estimating companies who provided it as PDF. I then took that and converted it to Excel and created a number of lookups so you can change the labour rates etc. Probably took me half a day but was worth it as was used for a number of things including cost reduction and also to look at stages and progress.
  11. Is this a conversion of an internal garage ...?? If you are supporting the floor on slate packers then your hangers are redundant. Can you take 10 mins to sketch the plan for this as we are all struggling to understand what you are trying to actually do here.
  12. Ok ... not wanting to be harsh here, either read the book and follow that, or take the advice from on here, but don’t try and mix the two and expect us to adjudicate. You don’t need to apply with plans for an extension, you can use a building notice. It’s quicker and if the builder knows his stuff then you will meet regs no problem. All of that design is standard detail - you could nearly download the lot off the web to submit to be honest. There is no problem being 2m from the road with a render timber frame - if there was, most of the big builders would be screwed by now. The render board plus render meets regs for fire purposes. What is needed is some design on that roof - it will need a steel to support it if you want it open to the apex or at least a pair of purlins that will cut into that upstairs space if you are not careful. Alternative is some clever use of attic trusses, but that gives problems with the window in the side wall. I’d be inclined to get rid of that and replace with a couple of velux windows as the big window at the end is more than enough light into that small room.
  13. Is any of this being done to building regs ..?? You don’t have the ability to put a membrane or ventilation under a floor the way you are doing this. What is the total depth you’re trying to fill between existing floor level and the existing garage floor ..??
  14. Yeh - doesn’t seem difficult ..?? You’ve got to get across to the the road side to get the door to open, but you’ve left a side step which means you don’t have to line up existing render and potentially wonky old walls. Have you also considered a step down into the new room to give you headroom .. looking at the slope you could drop the storeroom floor a bit more.

  16. Yes. And its pure liquidation which is down to them increasing cash flow so is brand new but at cost pricing plus whatever they can make.
  17. Just be very careful with this, as there are some things that you really do not want to drop quality on. For example, there are a number of manufacturers of WC frames, Geberit being the leader, and there are numerous copies out there. Geberit frames can be had for £150 or so, copies for £90-100. Spares for geberit are off the shelf, and they are easily swapped out. Copies are not.... Ask @newhome about spares and fixing non-standard items ! You may save £50, but it will be dwarfed by the cost of fitting and maintenance.
  18. +1 to what @Russell griffiths Has said. Use a 6:1 sand cement screed to level the floor as it probably has a slope, DPM and EPS and chipboard flooring. Did a garage floor like that and it’s warm under foot and easy to do.
  19. He won’t need to use the adapter - Geberit frame comes with a 90 bend so just a standard short radius elbow onto the wall and then drop the Geberit connector into it. Looks like that bathroom needs a complete strip back to bare walls and start again ....

  22. Go for the Celotex and also look at Seconds & Co for floor insulation bargains.
  23. Oversanding is replacing some of the volume of aggregate with sand. So instead of a 1:3:3 cement:sand:aggregate, you would go 1:4:2 and it’s more fluid. Ad mix also makes it flow but it can affect strength.
  24. @Jenjen what is the spec for the walls etc as that influences the heat requirement and will have a knock on to your heating design. If you’re airtight and decent spec then I doubt your rads will get much use. Downside of rads with ASHP is that you need to oversize due to flow temps. This will then be false economy if you don’t need them ..! What are your plans for hot water ..? That will dominate the design.
