  4. hi all, do i need 838mm wide doors upstairs for accessability. i have a downstairs bedroom with en-suite as well as a cloakroom. i'm struggling for width due to room in roof and a 762mm door would be better.
  5. joiner should be more than capable, if he can't he isn't much of a joiner i'm afraid. strip roof, open it, fit velux and finish, not internally - 2 a day. wouldn't like to do it these days though.

  8. nope, but sitting the rafters on the top of the steel will keep the steel warm and inside the envelope. more secure fixing and strap fixed to each other across the top.
  9. epdm is easy, look at a couple of videos for internal and external corners and general flat roofs here and just becaue it says rubber in the webpage, don't get hot and bothered

  11. doesn't say how long it will last, epdm will give you a good few years
  12. similar to us, original idea was for larch cladding, however, i will not be doing any maintenance around the property hence no soffits, fascias and self coloured render. my wife didn't want the cladding to silver and tere was no way i was going to the cost and time to coat it every few years. after looking at loads of different makes and material types of cladding we eventually decided on fibre cement cladding. again there were loads of different styles and colours. it's not an easy task and one you are going to have to live with.
  13. probably too late now, but when cutting rod put the nut on first then cut rod after the nut and remove nut to keep threads right.

  16. aye, fine if he lives in se england, however, if he lives up here it rains in the 'summer' and may not dry out. just read, i think @Radianpost about his grass, we don't have that issue here, a dry day is still almost a novelty 😂
  17. there must be a reason cold flat roofs are not allowed in scotland, it may be down to ensuring bad habits and poor detailing is eradicated or may be other reasons. i'm not sure you can full fill a flat roof with blown cellulose
  18. we run a mercedes ml 06 plate with 150k on the clock, used for pulling horse box. gets 20-25mpg towing and 28-30mpg with a careful right foot on a run. tax is now over £600 and does about 5k a year. wife wants to spend £thousands replacing it for one which gets more mpg and lower tax. i'm sticking with what we've got as we've done a few repairs and the cost to change is not worth it and we might have the same repairs to do on another. we are renting a 200yr old cottage about half the size of yours and spend £2k on lpg a year and £20 a week on leccy. no idea of epc as we didn't get one when we rented, i know we should have. our last 948L of gas cost £652 though if memory serves i think there was £16 or tank rental in that. so to sum up fire on, but it's not worth it.

  21. have friends who installed it in their house prior to sale as the only heating they had was a woodburner in the sitting room. stairs in sittingroom to bedrooms meant they got warm. they didn't feel the cold but when we visited we normally went well wrapped up in the cooler months. the radiant panels worked fairly well and made the house feel warmer but their bills went through the roof.
  22. if no need for achitect or se then most changes are done on a 'day rate' and paid for accordingly. if design changes then achitect will charge accordingly and builder will charge the same day rate to complete
  23. once you've done that, as you'll have all the sizes, price the walls and roof up for I beams and blown cellulose.
  24. can you look under the floor to see if they go through into the underfloor space. if so rodent mesh across the pipe will allow for whatever reason they're there and stop anything untoward getting in
