  2. if it's going to cost £24 a day to heat an insulated room, then i would suggest a log burner is the only way they are going to achieve the 80deg temp they seem to want.
  3. part of your problem is that you don't know whether it was the missing cowl and loose pointing which was causing the damp. it's possible that it was, though an absence of damp further up the wall would suggest it may not have been. as @markc said get builder out to check. the other option is to dig out below dpc to see if there is high moisture level below which could potentially show a failed DPC.
  4. got to disagree with that, all of that is someone who want's everyone to come in and go 'wow'. if the finish isn't great it still won't be high end, just a house someone wanted to impress others with. as @Jilly says, style and taste with also care in the detailing.

  7. along the bottom of the balusters to stop anything falling. if balusters are 95mm apart then no need for kickboard. you will need some method to stop bottom of balusters moving though

  9. any space on a stair which includes handrails, and therefore this, must not allow the passage of a 100mm sphere

  19. why would you think they woudn't? new build or refit? if a new build would need the 838mm for access
  20. don't know about that as in pic 4 it looks as though the the birds mouth on the rafters is still at the wallplate
  21. that was my take, however, i can drive in comfort for 5-600 miles without a break and arrive just as refreshed
