  3. I think orientation is important, when we demolished/built I turned the house through 90’ so the conservatory faced the garden due south, bathrooms etc faced north to drive/garage. Worked very well fir us. yes but could you find another plot like that fir what you could afford. Those trees etc sound wonderful (jealous emoji) I am on clay which is like a bog, years of work to make anything of it( long face emoji).
  4. You only buy insulation once fir the life of the building, fuel you buy forever and it’s very unlikely to go down in price. Unlike most on this forum I didn’t do any maths, but followed others who had as a general rule of thumb, yes a gamble but one that’s paid off IMO.
  5. I have a “tainted” view of most architects (not all ) even on tv programs they appear to ignore budgets and customers ideas, don’t get me started!!,! (I designed my own and I am very happy with it). Sure builders would put lots of houses on it to make the most £££ out of it but do with it what you want, especially if you want a forever home ?.

  7. it’s not up to neighbours to approve what you do, it’s up to the law. It would be nice of you to inform her once the council have confirmed it.

  12. This will be your great asset. People laugh because I am so organised and write list after list but with my build it paid off. I am a retired small time builder which helps but I gained sooo much knowledge from this forum it was invaluable. First off you need a “want” list (to include even the smallest details) and work from that . Don’t be afraid to ask what might appear to be silly questions, silly is not asking in the first place. This forum is full of those people that have done this, not just talked about it. Oh and welcome (from a former Bristolian who moved south).

  15. Generally councils allow caravans as on site accommodation whilst a build is going on (council tax band a) as it’s classed as temporary like a shipping container .

With mine I insulated the flexible pipes from the ASHP into the plant cupboard where my buffer tank is, from here I fed my pipes down into the PIR (which in my case is above the slab and under the flow screed) , I have two layers of 100mm insulation and carved a slot in the lower level from the buffer to the manifold (about 10m) and put the top layer of insulation on it. I brought them up in the cupboard under the stairs where my manifold is.
  17. Biggest expense/work with UFH is the insulation/digging required. With a new build this can be planned fir so less hassle/expense, I have 200mm of PIR on my slab and 70mm flow screed with UFH pipes in it. Some put their pipes in the slab Tied to the mesh. Installing pipes is a DIY job and pipework not too expensive.

  19. yes, I bought a new ASHP on Ebay fir cash and installed it myself, not difficult (with help on this forum from others), my new build is passive esk (I.e passive principles but not certified levels or equipment). UFH is a must IMO with lots of insulation under the floor.

  23. Get B@Q to cut some mdf into 7” wide strips plus strips fir top and bottom of boxing, glue and pin it together then no nails to wall. You have a router so route a skirting “like” edge. edit, he great minds think alike @Onoff

  25. Well done mate, grand job. My friend recently bought a bungalow and had a full structural survey (£900) which found a few roof problems, on moving in the removal man (carrying a tv) fell through the floor!!!, turns out the whole ground floor was riddled with woodwork and all had to be replaced. They tried to claim from the surveyor but the reply was “we are not allowed to lift carpet so could not see it” .?
