  1. Yes you need a buffer tank to stop the oil boiler from short cycling (switching on and off quickly) then blend the output down to UFH temp.
  2. Unfortunately we can’t pick our neighbours but you need to stick up for your rights and report any intimidation to the police. I concur with the above about the decking being too high, yes pester planning (everyday if necessary) to get someone out. We all have to abide by rules.
  3. perhaps I was lucky with my BC (he was very helpful tho ), best to ask if they will give a judgement.
  4. I agree that in ground works can be a bit difficult to judge but if you get several test pits dug where the founds are going your BC should be able to tell you depth and width required. A good contractor should be able to price everything else from the drawings and it will be BC that tells you from the drawings if SE calculations are required.
  5. I paid a local contractor to do the “hard” work, and as a retired (small time) builder did all the windows, plumbing, tiling, kitchen, bathrooms etc like you plan and it worked well. Not sure why you need an architect to oversee the builder? As long as the drawings are correct, your builder understands exactly what you require and your able to keep an eye on him and his work then why?. I was lucky, my builder was brilliant and his team very good, but as the design was mine I kept an eagle on what was done. Regular site meetings are good for both sides in case questions arise. Go for it ?

When our BC officer came he said I would need to dig a soakaway fir rainwater but I told him solid clay would create a permanent pool, he asked what I proposed and I said pipe it into the ditch at the bottom of the plot that would take all the rainwater from the site anyway, perhaps I was lucky having such a laid back BC ?‍♂️

  16. As I posted before I went to appeal and won. I told the planners I was going to appeal and they told me we would probably win if we did that but would not budge on their judgement (tossers).
  17. When we did our founds, because of a high water table we backfilled outside with 50mm drainage stone, this became a French drain when piped to a ditch to keep water away from the build.
  18. Mine is above a French drain, depends on your soil type, mine does not produce much at all.
  19. I concur with @ProDave you don’t want water/condensation entering those air bricks. I built a concrete pad for mine with gravel down the back fir drainage.
  20. Generally ripping blades have fewer teeth, and more teeth for cross cutting.

  23. @zoothorn as said above its fine, as long as the blade does not rub the guard it will be fine.
  24. That definitely looks odd. I don’t think it looks like bowed glass due to vacuum, it appears to be in vertical ripples, I would want the company rep out to view that and give a judgement (whatever it cost).
  25. Not a valid objection Don’t bother, our neighbour who objected to everything had no valid objections whatsoever (according to the appeal officer). It’s nice if neighbours are nice but its obvious yours is not anyway.
