Absolutely certain that I'd cut this straight ..... Sometimes, when working on your own, you really can't see how knackered you are .

Withdraw or wait for permission refused
ToughButterCup replied to hrxv1's topic in Planning Permission
No, because a carefully considered answer depends ( at least in part) on technical details we don't have, and the micopolitics of your area which we cannot know. All we can do is refer to generalities and our own experiences: the argument in favour of appointing a local planning consultant. -
Exactly that has happened 3 houses away from us. It took about half the time you suggest from a planning perspective. That shocked me. Our planners are overworked I am told. In terms of the building work, I really don't think -currently- it's possible to make a sensible guess at how long that will take. Too much depends on local factors.

Lets start with a list of candidates whose houses should have their very own private supply of ... scentless explosive gas ... I can think of quite a few at the moment.....

Reducing the guesswork involved with a SunAmp
ToughButterCup replied to ToughButterCup's topic in Boilers & Hot Water Tanks
Just for the sake of completeness, our diverter needed a set of tweeklets to cope with the SA's characteristics: they are well known and simple to set up. EDDI's phone support is excellent. -
anyone else with a borehole?

No anemic folk round your way then eh? -
Reducing the guesswork involved with a SunAmp
ToughButterCup replied to ToughButterCup's topic in Boilers & Hot Water Tanks
@Triassic, the issue for us is space. The SA fits neatly in a little nook next to our bathroom. So, yes is the answer. -
anyone else with a borehole?
ToughButterCup replied to Tom's topic in General Self Build & DIY Discussion
Might it be something else? I ask because I don't know what dissolved iron in water tastes like - and bet most of us don't. And if your assumption is wrong then .... -
It is not Permitted Development - as explained here . Park that thought for a minute. It is very common, locally anway, for folk to make minor alterations like yours and wait to see if anyone shouts about it. And when they do, get retrospective permission. There is a risk that you will be told to reinstate the roof without the skylight. Whats your risk appetite?

Condensate on vertical flue?
ToughButterCup replied to markocosic's topic in Stoves, Fires & Fireplaces
Yes, and no. No, because - at the ideal burning temperature - you have put dry (<15%) wood on the fire , and yes if the wood is ..... How you deal with the condensate is another matter. -
Boundary Debate...

Not drunk enough ... Time to get really properly bladdered then. Cheaper in the end. -
Boundary Debate...
ToughButterCup replied to Mulberry View's topic in General Self Build & DIY Discussion
Go to the pub. Talk. Both walk the boundary together, sledge hammer and 2 by 2 stakes. Agree each marker. Hammer each one in while visualising Anti-Vaxers, and every trades person who didn't do what they said they would do. Hit each one once more thinking about Donald Trump. Arrive home tired, pissed, happy and giggling. No longer sure what the issue was.... -

Have you seen this?

That (above) would not be my approach @saveasteading, but I can see the value of yours. The rationale for my approach is to show that I don't attach any value to errors of fact. If the Planner were to decide against awarding planning permission based on erroneous information, then the subsequent Appeal would be very easy. I assume, maybe wrongly, a basic level of competence among planners. The delay, and extra costs involved would irritate though.

Double storey wraparound extension
ToughButterCup replied to RoseD's topic in House Extensions & Conservatories
He Must Be Obeyed OK? Its a condition of membership for BH..... (its in the small print) ? Your question can't be answered accurately without a good deal more detail: but my feeling is that the costs are likely to be so similar that it isn't worth worrying about. -
Members take from BH content what they will. We cannot make assumptions about content not read. Or read but not remembered.

Anyone else getting up at sparrow fart to start on their build outside, knocking off at lunchtime, back on at 4? Trouble is between 1 and 4 I find myself doing internal jobs too. In other words doing an extra four hours a day. Can't take a joke at the moment. Too hot.

I loathe this government's behaviour. The sleaze, the mendacity, the venality, the nepotism. I'm almost sure many within the government hate it too. But -initially- I could not have made a better job of keeping folk off the streets. And I'm grateful for that. What really irks is the bad example - not to say dishonourable behaviour -the inability to give a straight answer - shown by many in high office: it chips away at my preparedness to forgive, to move on, to be magnanamous.
