Evening, we have run a new main all the way into our property its just over 210m long, first 100m in 50mm, second 100m in 32mm, I am now just 10-15m from the front of the house should I continue in 32mm right into the plant room, or drop down to 25mm the cost of pipe is not a factor as it’s cheap as chips.   3. I’m not sure if someone has asked this before have you considered a timber frame so you can get the full structure up and roof on and then brick skin around it when the bricks are ready.

Thinking about the thin joint system that could definitely be the way to do the inner skin as an inexperienced bricklayer it looks like it will help you out i was going to post up something about evil procrastination procrastination has just cost me a full days work, as I sat and doodled endless sketches of wall design, working out that one method would be £100 cheaper but would take 3-4 hours longer. All I know is two things it wasted a whole days labour, when I ran my own company it wouldn’t have happened I would have ordered the blocks and been laying them the next day, I think we can all be accused of over thinking and procrastinating because it is our own place. So order that thin joint and crack on.

Are you trying to solve a problem that might not occur get your brick order in now if you are doing your own brickwork then you need to get up to just under your block n beam you then need to fit your block n beam then you can bring your inner skin up to window chill height. Have you put a realistic time frame on this, you may find it takes longer than you think, factor in a weeks holiday to get over the stress, and bada bing, bricks arrive have you had a firm delivery time.

If you get a good level it should have a setting to alter your accuracy for instance @MikeSharp01 said he had it set on his digger arm, so he probably backed of the accuracy as 50 mm in a footing is good enough. Mine has two settings rough and accurate on rough I can still get within 5mm over 20m on accurate it can be a bit finicky as you start splitting hairs over the thickness of a string line. If you can get one without a staff I would, I never use mine instead get a nice smooth piece of 2x2 and paint it white so it is easy to see all your little pencil marks on it.

If you are building a lot of this yourself i would go and get a rotating laser and receiver most of the trades you employ will have one with them, so if you are going to do away with these trades and do it yourself it will be invaluable. It may seem like a lot of money but you can sell it on afterwards mine comes out nearly every week for some job or another. Ps. Don’t put stakes in your concrete, it always looks rather amateurish, walking around with your receiver will make you feel like your a pro.
  9. talk to the neighbours that needs complete renewal run that pipe temporarily run a new pipe around your build ready for your neighbour to connect on to when he renews his bit.
  10. Would this not be easier if the developers put in the retaining structure surely there needs to be some symmetry between all the walls in the other gardens. Also looks like he already has kit on site and must have consulted somebody before he chopped the side out of that hill.

I try to never comment on these… do you like my house questions, as I think everybody is different and all our lives are different i have never put my plans on here for comments, although I did put up a pic of the model we used for planning, because I don’t really want other people’s opinions but I can’t help commenting on your internal layout, it looks very hard work. Too many doors and walls take the boot room and laundry are they not the same thing, if the wife is in the laundry fighting with a big duvet cover, won’t she want as much room as poss. Something we did when designing our 2nd new build after 3major renovations was to each have a pad of paper and draw each individual room how we wanted them including sizes, we where not allowed to look at each other’s. We based this on what we already had. Did I actually need 60square metres of garage the wife had to have a walk in wardrobe, as we had one in the last place but now seem to live out of the airing cupboard. Getting back to you (sorry) I would combine the boot and laundry, move the dining to the snug, something else i would add, is nobody knows your financial or family position that looks like a big house, have you done a rough costing after we had finished with our design I worked out very roughly that by shaving a couple of bits down I think I will save £40,000 on the build cost. Just have a think what you want to achieve and for how much.

I have been in a panic about delays, but looking back it is me that is actually holding up proceedings have you dug your footings? have you laid the concrete? have you got your floor in? drainage? Services? if you place an order now by the time you are ready I bet a couple of months would have passed.

Have you tried alternative methods for finding some help i have been having nightmares about finding a couple of lads to help me tie up all the steel in my piling ring beam everybody I call is very interested but only wants to price it as a complete job, supply all steel come in with 5-6 guys smash it in a week and leave with £12000 of my hard earned cash, this is not what I want. SO in a fit of desperation I drove onto a large development site 5 minutes from my place and spoke to 2 lads working near a piling rig, they pointed to a group tying up rebar in the shade, BINGO 5 minutes later I’ve got 2 lads who want to work weekends in this good weather, happy to work with me, like the sound of cash, even said they will come and do a couple of hours every night, young lads with young families and a mortgage and even on day work I think it will come in a good few grand cheaper than any of the companies I contacted. Try it you never know. Russ.

I think you may be over complicating this i bet I could fill a full vertical gap quicker than you could have the caulking gun loaded mix it up and apply just like joint filler hawk and a 5inch wide filling knife smash it in, pushhard to fill joint one nice smooth swipe down or up to remove excess remember your tanking over this not painting it so your not looking for a mirror finish.

Leading on from another question I asked, I am wondering if I am oversizing our treatment plant the new house is three bed all with En-Suite bathrooms, and another downstairs cloakroom we also have an outside toilet in a shed for fisherman’s usage, however there are only two of us going to live in the house, with the occasional guest couple, as for the outside toilet it may get used once per day. So I have gone for a 2-8 person unit rather than the 1-6. The capacity for each unit I’ve listed below, how have you sized yours, and thoughts on mine. The 1-6 person unit has a recommended design flow rate of 900 litre a day and a tank size of 1485 litre the 2-8 person unit has a recommended design flow rate of 1200 litre a day and a tank size of 1934 litre Cheers russ.

  22. The cost of installing it far out ways any saving on your water bill it certainly did when I looked into it.
  23. Ok more info. I have 3 roofs on the house so it will be easy to take say 2 downpipes and split them off and direct towards the treatment plant. I have thought about running straight to the pond, but the route to the pond is directly past the plant, which leaves very little land to run a second pipe past the plant, there is also the distance involved. If I can connect the house side of the plant it will save an additional trench of 30m plus all the pipe, I know the pipe is not expensive it’s the agro of the additional trench and work I’m thinking of. What im thinking is what harm could I do to the treatment plant with this flush of clean water. Cheers russ.
  24. Could anybody tell me why I shouldn’t direct a portion of my rainwater into my treatment plant. I will tell you what I’m thinking. Our treatment plant will discharge into a small nature pond I have just constructed, now there are only two of us in the house so fairly low discharge coming out into the pond, I am concerned about it drying out in warmer weather and thought a flush through of some rainwater will keep it topped up. So what harm am I going to do to all the good bacteria stuff in the treatment plant if they get a dose of nice clean water. Cheers russ.
