Make your design more simple, and cheaper to build. You will be thankful in the end. Planners should have to be more specific though. If you are not in a conservation area than we should be able to introduce new styles to a street scene. My local planner wants everything to look like it was built in the 1930's. So although houses could be built 90+ years apart, they would all look the same...... That in my opinion is shite. London is not all a replica of St Pauls is it.

Personally, i am not keen on the design, and i think it looks like an expensive and pain in the butt build. However, the planning officer is a typical tosser. As has been said if there is no particular street scene than what is the problem ? His own view. IMO he should not be allowed a view. It either meets policies or it don't.

Just to add, if you are not building on the boundary, or attempting to attach to your neighbours property, and are just doing foundations within 3 meters of his. What is your ground like ? How near are you digging? Why did his footings have to be strengthened ?

Get him to sign something......if he won't you should be able to get a Party wall surveyor to sort it within your timescale if your quick.... That is unless he does not like what the surveyor awards. In that case you will have to appoint and pay for a second surveyor......When the second surveyor and the first surveyor don't agree, you will have to appoint a third surveyor, and you can then forget about digging holes till next year. For somebody wanting to do it all properly, you have left it a bit late to get sorted.

IMO you have no choice now but to speak to your neighbour and get him to scribble on the back of a fag packet that he is fine about you digging near his property. If he is not so keen then get your wallet out for a party wall surveyor. You would have been better to have just dug it on Day One. Concreted it on day Two, and pretended that you thought that you were only going as deep as there footings. That ship has sailed now.

Throw out all the junk that you will have in there and put in a very old shagged out armchair. Get in there and write a book. The new film studio that is going to be built in Herfordshire will be looking for new material, and they say that we all have One book in us.

make sure you notify the council (As Jap knot weed is a notifibiable weed) just so they can log it against your property, and make sure it comes up on any future searches and de-values your property accordingly... The fashion used to be to shop every One or Two weeks 5 or 6 years ago. Hence when i was designing kitchens i would always allow for a large fridge freezer in the kitchen, with a wine cooler (for drinks), and a large fridge freezer in the utility room. However, i think a lot of people now shop on a more regular basis, especially people who's kids have gone, or who are older. For a family house i would still kit out for lots of food (frozen and chilled) but perhaps not in a smaller place. I had just realised that i have not helped at all.?

Once you start the planning permission will be locked in, so there will be no worry about how long it takes you to complete.
