Open plan conversion - load bearing wall?
Mr Punter replied to Jduncan's topic in General Structural Issues
Standard timber frame kit is studs at 600 centres and no noggins. Top and bottom rail plus connecting plate at the top. The noggins in the pic are for wall or tall units. OSB is for racking and strength. Amazing how a sheet of 9mm OSB stiffens a wall. -
Once the work has been done the PWA has no relevance. If they think you have caused damage, they could claim against you irrespective of an award/agreement being in place. If you were still carrying out works they could issue an injunction to get you to stop, but as works are complete there is nothing to be done.

I think you would normally have solid full height blocking between the joists at the wall junction, maybe x 2. The scraps of OSB don't help as I think it needs a continuous bearing. Why did he not just run the OSB all the way along? If the decking is glued to the joists you may need to move the bottom of the joists to get them upright. I guess they are just nailed? I would want this agreed with your SE.

Timber Cladding, Zinc Guttering, Brise Soleil and External blinds
Mr Punter commented on Thorfun's blog entry in West Sussex Forever Home
Timber frame, timber clad may be considered a risk by lenders and insurers. -
That is quite an undertaking. I look forward to hearing more as you progress.

Your door track is creating a thermal bridge between the brick and the screed. A small strip of PIR before the screed would solve this.

The Marmox are 100mm wide or optionally 215mm. Depth (height) is 65mm or optionally 100mm.

This is one for your engineer. They should give you full spec, calcs and drawings for the connections. One column either end sounds simpler.

While you are gathering the information on the sewer (diameter, invert, material), find out where the water and electric is to make sure there are no clashes. It looks like you could set the proposed house back a fair bit.

I have fitted an Ikea Metod kitchen and was not impressed. There is no recess at the back and the plinth space is only 80mm high. All services can be a nightmare to accommodate. The wall cupboard hanging is bizarre.

Nudura external retaining wall
Mr Punter replied to alayton's topic in Insulated Concrete Formwork (ICF)
If the wall is not part of the house I do not see the issue. -
Warranty/Guarantee and labour costs
Mr Punter replied to Kelvin's topic in General Self Build & DIY Discussion
What is the point of the warranty if you are having to shell out so much? -
I have Ipe timber decking smooth finish. It is non-slip and nearly non-combustible. It looks like it will last forever. Probably environmentally ruinous. Budget £150 /m2 fitted.

200+ metre utility connection
Mr Punter replied to Oz07's topic in General Self Build & DIY Discussion
Where we are it is likely UKPN would refuse to use sewer pipe as cable duct. They can even get snitty if the duct is not marked with the right BS EN number. -
How to calculate heat load…
Mr Punter replied to G and J's topic in Energy Efficient & Sustainable Design Concepts
Have you looked at the JSH spreadsheet? -
If the red outline is the the proposed new dwelling could you also show the proposed site?

Drip tray under or over fascia vent on osb roof?
Mr Punter replied to junglejim's topic in Roofing, Tiling & Slating
Over fascia vent fixed to top of fascia, eaves support tray over that to drain to centre of gutter, felt onto eaves support tray. The vents often have 2 orientations depending on airflow requirements. They will ventilate the batten space. -
Concrete formwork for interior wall
Mr Punter replied to flanagaj's topic in General Construction Issues
Very very expensive. Get it designed and spec'd and sent out to specialist contractors. This is not a DIY job. It can look really crap if you get grout runs, bad formwork moulds, wrong colour etc. -
Are brick slips dearer? Let's see!
Mr Punter replied to John Keith's topic in Insulated Concrete Formwork (ICF)
The bricks alone could come to more than that.
