    Neither does the silver stay silver. We have a light grey grout called Gun Metal and about 18 months on it looks pretty ropey now. Probably because nobody can be bothered to clean it.

    The wall looks fine from the photo. If it is reasonably upright or leaning back into the hill and it does not have any bulges or cracks there should be no issue. Lovely views. My main concerns would be traffic noise and having to cross the road to get to the garden.

    You could use a Cedral stop end profile and extend it out the depth of the brick slips. Leave a small even gap at the end of the slips and fill either with the pointing material or mastic of the same colour.

    I have now heard back from Fortis. They are quoting £2,638 plus VAT for a front entrance doorset supply only inclusive of 25% discount offer. Same price as RK.

    Unless you are using a system that means the perps are set you will easily get this to work by slightly opening or closing up the slips. As it is shown, there are some small cuts at the end that look a bit crappy. Do these return round a corner?

    If you are not selling you could do nothing. I have not heard of a pull-out test for gallows brackets. If the SE says the design is OK then that should be the end of it.

    Is that still the case if it is separated from the house and does not have fixed heating? I thought that is how they treat conservatories etc.

    If you are only 15mm out over 7 blocks, the bricklayer will make this up and you will not notice. Less than a mil per course on the brickwork.

    I am in the planning stage for 3 new flats which will be build to let. I really wanted to go no gas but there was no way to sensibly achieve it without impoverishing myself and the tenants. For a house, with the space for tanks and plant it must be a closer call. Combi gas boilers for me though.

    No but I asked for a quote on their website. The door designer was almost the same as RK.

    I would be tempted to say in writing that you believe the work carried out was in accordance with the consents. Ask them what they think the breach is and leave it to them to spell it out. I would not confirm which plans and how much of the amendment has been undertaken. There is no time limit on a consent once work has commenced. It sounds like they are inviting you to incriminate yourself.

    Hello Tom and welcome. Your budget seems achievable. You will probably need full PP and costings before you can get finance. If you have outline there should not be too many issues. You will need to make sure 100% that you are able to connect to services at not prohibitive cost and you have full rights of access. If you cannot secure this you need to walk away. You can negotiate for an option or conditional contract if you want to get everything in place before you complete the purchase.

    To set out anything other than simple, get someone in with a total station. Proper survey equipment and very accurate. To get levels for foundations, drains or whatever, hire a proper rotating laser level with a staff and receiver (that goes beep) or buy one from ebay and sell it when you are finished. Look for Leica / Rugby as decent brands.

    One reason for the question was that I am planning to build 3 flats on the site and the 3 phase supply would have saved a fair bit. I was a bit mislead by the 415V label but @ProDave is all knowing with leccy. I will get in touch with the DNO for quotes.

    I have just found this in some workshops I bought. I am not sure if it is single phase or 3 phase? Just a single phase CU connected.

    What does his PI cover extend to? There are some liabilities from which there is no escape, even if it is in the Ts & Cs, especially when dealing with members of the public.

    Budget £1,500 per metre. Should be accurate within a factor of 1.5.

    If you have not paid him, ask him when the information will be ready. If his estimate does not suit you, find another engineer. They do not need to be from your locality or ever see the site, so elsewhere in UK they may have SEs twiddling their thumbs.
