  1. That is the other thing I forgot to mention in terms of land and land costs. Don't assume that because it's part of someones garden that you would be able to build on it. Especially if it's in the country, you may find that the one of the previous house owners bought some neighboring agricultural land to make their garden bigger. Also in terms of agricultural land I would imagine that unless the land has an existing or derelict building on it you will struggle to get planning permission. What you could try and do is come to a contractual arrangement with a landowner which states that if you manage to get planning permission for a part of their land within x amount of time they will sell it to you for Y. Applying for planning in principle doesn't cost too much, however I would only do this if you know you will have the funds for the land and you are confident that you will get planning permission. If you are ambitious you may well find that you will grow out of a house build for £80,000 pretty quickly as it will be small and basic. If you are looking at renovations to live in (short term), don't look at them as homes but rather as investments. When I was your age I had a budget of £95,000 for a flat in Aberdeen, I spent 3 - 6 months trying to buy a flat in a nice area, however I kept losing out to higher bids, all the while property prices were increasing. In the end I bought a flat in a less desirable area that needed renovating., I lived in it for 2 years and did most of the work myself and made 30k profit when I sold it.
  2. You will likely need 20% - 25% deposit to obtain a self build mortgage. My parents built 180 sqm timberframe bungalow in the Highlands for around £800 psm around 7 years ago. That was with a builder, joiner, electrician and plumber doing most of the work, the frame was stick built on site. So it is possible to build cheaply, however a lot depends on the cost of labour in your part of the country. The problem you have building a small house compared with a larger house in terms of cost per square metre is you still have a planning, architect , Service connection , Kitchen , bathroom costs etc. Don't ignore these costs, for my self build professional costs and service costs are around 25-30k and that's with all the services being within 5 metres of my boundary. Another important thing to consider is, what is the final value of the house going to be, could you buy a similar house for the same or less? If you are ambitious and want to climb the property ladder, buying and living in some older properties that need renovating might be a better idea to start with.
  3. Can anyone please tell me how I should detail the bottom of the vertical timber cladding where it meets the top of the ground floor window please? In the diagram below the red timber cladding is the only part that is not currently in position on the house. I am wondering if the current detailing that i have specified in the diagram below might look odd at the bottom/end as the T&G profile will be visible. Could I position the timber cladding flush with the ground floor window or could this cause potential issues with water ingress?
  4. Can someone please tell me what should have happened with the black flaps of the foil VCL at the floor and ceiling levels please? Should the top flap be above the ceiling plasterboard? This room is on the first floor, above the ceiling is the cold roof/attic space. Should the bottom flap be below the chipboard floor? Below the chipboard floor is OSB and then the posi-joists. Or should they be cut off?
  5. To the right you can see the amount I had to chip. With smaller branches and the recommendations of a particular shredder you might be OK, however for the cost of hiring the chipper and the time that it took, as I say I would never do it again, compared to taking the branches to the skip 10 minutes away.
  6. Having shredded some larger branches with an industrial petrol chipper that I hired, I would never do it again. I found it took a long time preparing the branches to be chipped (removing smaller branches to leave straight branches). The chipper would stop fairly frequency as something had caused a blockage. In the end I borrowed a trailer and took all the remaining branches to the skip to be recycled.

  10. I want to use them for lights similar to the photo. I might be buying the lights from aliExpress and I don't think they would supply the grommet. They normally mount all the lights on a plate that it's attached to the visible side of the ceiling, however I want the plate to be hidden in the attic space.

  17. @PeterW @joe90 that's what i was fearing that there wouldn't be much left of the partition after drilling. I can reroute some of the ducting through the back of a cupboard, so that none of it has to go through the partition. The ducting going through the partition was as per the BPC ventilation design.
  18. Can someone please tell me what size of Holesaw is best for fitting the 75mm quietvent radial pipe ducting? Some of the ducting holes need to go through the 89mm partitions so don't want the wholes to be too big but at the same time don't want them to be too snug making it difficult to pull the ducting through. https://www.bpcventilation.com/quietvent-radial-pipe-75mm-x-50m
  19. @vivienz would you be able to show a close up of the issue of needing end panels between the unties and appliances please? I have ordered Our kitchen from diy kitchens and didn’t think I would need panels inbetween units.

  21. I thing the flat roof on the atrium looks better. I think you need to work on the other window positions, try and get them at similar heights (where possible). Also do you really need the random patio doors on the front of the house, looks a bit odd. Also how about the dormer having a flat roof to match the atrium
  22. I need to construct one which has a max height of 1 metre. I am thinking about using concrete fence posts and gravel boards. This will work out a lot cheaper for me compared to getting a professional to construct a block wall.   24. Have you already done lots of research for atrium ideas on google image search, Houzz, Pinterest etc?
  25. I still don’t think it looks right. Do you need the glass section to “stick out” from the rest of the house? I have double height glass, but it’s all flush with the rest of the house.
