Has anyone used the company 'Onetile' for floor/wall tiles?

As a business I sometimes use there online companies Mainly for Moroccan type tiles that I can’t always get here The tiles I used on our first build came directly from Italy The carriage can be a deal breaker But it sounds like you have sorted that 2k will probably pay for a 100 m2 of labour -

I like the design and looks a great project But always keep one eye on selling the house at some stage I hate the term forever home You never know what is around the corner

Quite a few Building inspectors leaving Our local inspector who was In overall in charge Has decided to go back to his trade )joinery) after 17 years citing Red tape and poor pay -
I think we paid around £800 last time and similar this time Probably the best value for money Out of the whole build

I do hundreds of m2 of tiling on to backer boards each year Never tape Simply glue with a U nozzle Over the past 40 years I’ve tiled lots of wet rooms The past five years we have been using Impey tanking kits without any issues Not the cheapest though

Loft insulation won’t do the same job 25 mil of acoustic will out perform 100 mil of loft insulation I would also use a maximum of 50 mil on your setup Which will leave you a clear void

Firstly You can move in prior to a completion I think we were in about five months via completion From memory Electrical certificate Gas if applicable Slate grading cert If applicable You will also need to complete your final sap with water usage Sap guy did that for a tiny fee Ppppp -

You can hire a little handle drill and bits Most will do a half day hire -
