  1. Definitely This company are larger than Persimmons and red row put together They turn out an exceptional product Its a farce Air-tests have no influence on the quality of new builds We All have a vested interest in making sure our homes exceed the P##s poor minimum standard If major house builders where forced to physically test each home It would still make no difference Because like private building control there’s lots of competition and rocking the boat isn’t an option Yes I’m totally against compulsory air testing Let’s face it None of our builds will fail an Air test So why should we shell out ££££ To find out what we already know
  2. Do you really think the builders carry out Airtightness test To the one in seven I’ve been on a site of 300 homes daily for the past two years and I haven’t seen an air test being carried out Im also on four other housing sites at least once a week and haven’t seen one being carried The majority do the test as a desktop Commercial jobs are always done But totally corrupt
  3. Most are franchised out I’m only about 20 minutes from you and we used a company from Wales The hardly ever fail a residential property I’m not even sure why it’s compulsory
  4. Fill it with sand and cement and your tilers will tile over I’m guessing a large heavy tile
  5. As above Contractors should zero rate on a new but are often reluctant to do this But you can claim it back with your vat claim
  6. It’s probably a slate flashing
  7. I normally make a triangle of the relevant pitch and simply sit it on the wall plate and hang the long leg over the cavity and outer leaf and measure up
  8. Ply for tiling went out with the arc I use this on most of my jobs Insulated and different thicknesses
  9. 100%
  10. Ours was all bolder Clay Hence the expense I payed a deep six inch drain across the field 100 meters With four chambers each with land drains running from them that seems to work ok
  11. Thanks We saved about 19k on spoil Mostly Clay - 1500 3 day hire for the dozer 900 for fuel Still a good saving
  12. Nothing to stop you We stripped the top soil on our field and buried all the spoil and put the top soil back over it
  13. 3 mil either side 5 is still ok
  14. Whilst I hate the look of PV I have noticed that there’s been far more Algae this year The panels local to me are caked in the stuff along with render etc Does this effect The efficiency Perhapstgeres a whole new business in there annually cleaning
  15. Exactly 0 plus 3 today We’ve rendered two houses today Finish them in the morning We just sheet up before we go The cold makes little difference Its the frost that’s the problem If it’s likely go very cold through the night We simply add accelerator and have everything finished before dark
  16. In fairness We have used CMLC this time Half the price of most In fairness They rarely payout But lenders want that bit of paper should you need to sell
  17. The problem with 5 and rising is Rendering would become seasonal Though it’s a good excuse if he’s busy elsewhere 😁
  18. We have used CMLC this time Half the price of most
  19. Most trades will be using batteries now It’s worth have a small generator for lights though
  20. I run a render business If it’s above 1 and likely to rise to 3 through the day Its ok to render
  21. It will be 20% as part of the furnishings
  22. Any acoustic foam Though fire foam (pink ) is pretty airtight
  23. Thought it had been moved from 2025 to 2030?
  24. The mandatary Heat pumps in all new builds was never achievable and has now been put back I suspect the same will happen once we draw closer to the revised deadline Much of this makes little sense while we are so reliant on Fossil fuels
