Once the structure is up There’s little point bringing in an Architect Unless you have money to burn 🔥 Regarding trades You will scare them off if you start talking contracts You can get a detailed heating and electrical drawings done But if your partner is anything like mine drawings would need to be very flexible If Your watertight Your on the down hill part of the build Two thirds done -
Counter batonning the underside with 100x25 saw cut makes a massive difference Closing the centres also Which adds a third to your quote None of this is expensive and the grand scheme of things and somthing you can’t change later
-
Yep no issue for the tiler
-
While you definitely need a contract and a schedule of works for a main contractor It would be unreasonable for you to expect a subcontractor to sign a contract and I would imagine that legally it wouldn’t be worth the paper it was written on HSE is totally your responsibility While your subies won’t take any notice Plenty of signs are best Report to office hats boots etc Accident book and first aid kit Bum covering on your part

You could use an Abito board Fix and skim in the same way as plasterboard Its extremely strong and will absorb a running kick and you can hang an elephant off it
-
As above You should be fine Quite a lot of apartments have the kitchen and living area together
-
If they are electric gates You will be surprised how little weight the post takes Most of the weight is taken by motor

Not much for us this time round But I slipped up badly with the plant room While we fitted everything in It was far to small We’ve doubled the size this time and it’s jus about adequate Garage also We’ve used attic trusses this time Probably the cost last time But we should still have done it I’m sure there’s more

Usually materials being dropped from height Steels blocks etc Or some numbty firing a fixing into the slab
-
I wouldn’t bother with the cheaper versions I’m buying large quantities of Ditra-Dura CTD and Rocia
-
Don’t rely on your warranty None of the above will be covered Friends of ours have just hired a snagged 2k

If you are thinking of SIPS for your build

Just share your I guessing bad experience You can leave company names blank -
As a tiling business I’m asked to use Panels on occasion Usually commercial and student accommodation They are cheaper and quicker to instal than tiles But not as durable and look commercial The ones we instal tend to be replaced after five years But get far more use than a private bathroom

Nothing to stop you as long as it’s not load baring Don’t forget to put a 300 mil high load dpc on the internal skin of block to attach you floor dpc to

Most electrical wholesalers will have an adapter for under a tenner -
We got a temporary connection about two years ago We took advantage of the rural grant £250 including trafficked light for the road No charge for water while we where building Still waiting for a meter I simply removed the standpipe and relocated to the house slab

Ha ha I thought that Probably shaking with anger I would have probably used different wording Perhaps F off After I’d finished beating him 😁
