Your probably better going down the small claims option Cheap and simple -

I wondered if anyone else has encounter this We are trying to get standard home insurance and have been turned down by two insurance companies due to the house having a name rather than a number I pointed out that none of the houses down here have numbers While we are quite rural We are only ten minutes aways from hundreds of new homes One has stated that a house name implies that it’s a small holding Also the proximity of the coast 11 miles Any thoughts ?

If your going the TF route You probably don’t need a main contractor Once watertight You could bring in a heating and electrical company to get it first fixed Then it’s just a case of coordinating plasterers joiners any render etc Established firms will be happy to quote for each stage and should be self sufficient

NO I would lay flags like that Whilst voids behind wall tiles to really matter He’s making work for himself A nice even 10 mil notch on the wall and a 5 mill lick on the back of the tile -
Exactly It Will hardly be noticed on the monthly bill

If the edges match the tiler will probably blame the walls You can always find Something with tiles Some tilers are using leveling systems on wall tiles Which can give a nice edge but cause hollows I’m not keen on levelers on walls -

Most things are possible At a price A SE will do you a drawing to put to the truss designer for a couple of hundred

I’d try an electrician on a labour only quote We’ve just paid £4700 for labour only and bought the materials ourselves on a substantially larger property He was looking to come away with £30 per hour

That’s good to know We are almost at the reclaim stage The last time we did this We had to physically send every invoice to them Making copies seem to take forever Do they only ask for a random sample now -

Terminate any deal you have with them Hopefully you haven’t paid to much and get someone local to do the first fix and get a separate LOCAL company for the HP Same with the plumbing -

I’ve found that the larger the house the lower the cost per m2 Endless surveys services are all the same So my answer would be The bigger the house the larger the saving on a middle floor But your right Big savings adding a middle floor I’m not sure what percentage of the build cost doing this would be I’d guess no more than 20% -
New floor tiles over UFH - query about gradual heating

If it’s been down five weeks You can put the heating on as normal without damaging the tiles -
Bolt a joist to the wall Fix hangers on the joist and on the trimmer Back to back with what is already there Such a short span will be fine

It’s usually But can be done with two walls together with a minimum of 50 mil void with fire stops along the perimeter But can be done single (Shaft wall) Needs to be done in none combustible MF or masonry If it’s in a void loft ceiling etc It can be done with a curtain

If your not looking to replace the roof It’s normally quite easy and cheap to do a fibreglass repair around the skylight May not look pretty but will cure most leaks The trick is to make sure the area is dry Not easy at the moment May have to temporary sheet over for a couple of weeks
