  1. Get a planning application in
  2. I’ve a couple of these Will tackle most adhesives and tiles I’m pretty sure you can hire one
  3. With electricity nearly four times the price of gas Most people are being mis sold HPs and will expect there bills to be significantly less Unless they are in a well insulated airtight home Preferably with UFH The vast majority will be disappointed We had no choice but to go for a HP this time round The BUS has made a great difference If our heating bills are the same or a little bit more than our previous build I’d be very happy
  4. So true Most people getting HPs tend to think bills will drop
  5. Knock it off back to brick
  6. Don’t forget to drop a baton in the face to take a curtain rail
  7. We finished our previous home in 2021 also 815 M2 and have almost finished our next When we started two years ago Prices and availability where ridiculous When many cashing in on shortages of labour and materials Things have definitely settled down We are still coming in at under 1000 m2 Built to a very good spec Beware It’s not uncommon for the same product to be double the cost between different suppliers Good luck
  8. + 1 We’ve used Grohe again Seems to be fine with HP also
  9. Just checking I’d put a 70 mil duct in not 100 man’s a standard red electrical duct Exspcting a 10 mil cable right into the house
  10. I’ve a hockey stick coming in But there Supply cable is only 10 mil My electrician mate had specified 30 mil and said I may struggle with that hence the separate earth and did point out that they won’t care what comes from the house
  11. I used a 100 mil smooth wall duct with a draw rope And it was still a lot of pulling to get a 25 mil cable an separate earth through No chance with a hockey stick
  12. There was a a real lull from May to August Many large house site where just ticking over Sites are very busy again with agency trades back on site Im not really sure what caused this and what has really changed Cost of living still high Interest rates haven’t changed much Perhaps people where just waiting for the outcome of the election Liz Truss effect I stated at the time that it was a good time to find builders and trades Maybe not so now
  13. This is one I’ve done this morning Trusses But same principle
  14. You fix directly through the rail into the top hat and where you land between the top hats Cut pieces of floor track act as nogs Cut 100 mil in and flatten down Then two pan heads either side Set the 600 apart
  15. Put it in the bin and forget about I was told exactly the same Poor Wi-Fi We have three large masts behind us and openreach told be we have excellent signal 100meg The guy who fitted the meter said the equipment is just cheap crap
  16. Tell them Solid concrete blocks 7 n You cavity will dictate your insulation thickness T&G cavity batts Echotherm or similar You need to leave 100 mil cavity airflow So 150 cavity 100 mil insulated board Or you can full fill with a wool batt (Cheaper)
  17. Your over thinking it There’s so much weight going on the top of the insulation it will all flatten down once the screed goes down Insulation always rocks till you get some weight on it Spend time making sure the membrane is properly taped Don’t make work for yourself Your builder will tell you the same
  18. Silicon spray
  19. I used 9x2 joists boarded with ply Then a layer of multi foil Then fairings Toped with OSB 3 Plywood on the top of the blockwork and returned the fibreglass over to make a watertight seal First attempt at fibreglass 150 kingspan between the joists Then boarded with 15 mil duplex and then skimmed it over with a couple of coats of multifinish
  20. I did a similar one as a warm roof on our last build Less issues with condensation
  21. Plus 1 Your Architecht is working for you Not the other way round All options may sail through planning You never know
  22. Plus 1 These objections are usually ignored by planners Nowadays planning objections only serve to slow the application down Our daughter is in a similar position with two houses being built in next doors back garden Mr Google has told her she can stop this development As did the planning consultant she hired against my advise (5k) His four page objection appeared online along with the application Its just been passed
  23. As a business I used quite a lot of these we normally put a blob of resin on the bottom of each pedestal No harm to the covering Very quick to go down We normally do a 30m2 balcony (roof) in a day 20-25 mil Porcelain Indestructible and you say You can easily remove them for cleaning or unblocking drain Just lift off
  24. We used full fill on our last build Seem to work ok
