With electricity nearly four times the price of gas Most people are being mis sold HPs and will expect there bills to be significantly less Unless they are in a well insulated airtight home Preferably with UFH The vast majority will be disappointed We had no choice but to go for a HP this time round The BUS has made a great difference If our heating bills are the same or a little bit more than our previous build I’d be very happy

We finished our previous home in 2021 also 815 M2 and have almost finished our next When we started two years ago Prices and availability where ridiculous When many cashing in on shortages of labour and materials Things have definitely settled down We are still coming in at under 1000 m2 Built to a very good spec Beware It’s not uncommon for the same product to be double the cost between different suppliers Good luck -

I’ve a hockey stick coming in But there Supply cable is only 10 mil My electrician mate had specified 30 mil and said I may struggle with that hence the separate earth and did point out that they won’t care what comes from the house -

I used a 100 mil smooth wall duct with a draw rope And it was still a lot of pulling to get a 25 mil cable an separate earth through No chance with a hockey stick -
There was a a real lull from May to August Many large house site where just ticking over Sites are very busy again with agency trades back on site Im not really sure what caused this and what has really changed Cost of living still high Interest rates haven’t changed much Perhaps people where just waiting for the outcome of the election Liz Truss effect I stated at the time that it was a good time to find builders and trades Maybe not so now

Your over thinking it There’s so much weight going on the top of the insulation it will all flatten down once the screed goes down Insulation always rocks till you get some weight on it Spend time making sure the membrane is properly taped Don’t make work for yourself Your builder will tell you the same -

Flat roof design 101 from basics for the Suffolkian idiot….

I used 9x2 joists boarded with ply Then a layer of multi foil Then fairings Toped with OSB 3 Plywood on the top of the blockwork and returned the fibreglass over to make a watertight seal First attempt at fibreglass 150 kingspan between the joists Then boarded with 15 mil duplex and then skimmed it over with a couple of coats of multifinish -

As a business I used quite a lot of these we normally put a blob of resin on the bottom of each pedestal No harm to the covering Very quick to go down We normally do a 30m2 balcony (roof) in a day 20-25 mil Porcelain Indestructible and you say You can easily remove them for cleaning or unblocking drain Just lift off
