You can certainly do the monitoring of the materials. If you are using them yourself you could get a fixed price for the foundations and, for the basic structure and roof. The more bespoke aspects could be done on a day rate. I’m doing a large contract exactly like this and it’s working well for the client and myself. Cost If the contractor knows his stuff and prices enough to give a decent return and that you can live with he may be happy to do the rest at cost at say £250 per day and take a set fee for managing the remainder of the job If these are paid on a weekly basis it will help with his cash flow as most of our jobs are paying 60 days or even 90 days Trust me there are only Self builders that worry about paying their bills on time

Just sat down and started watching another episode of BTD The couple have a really good budget of £ 2000 per m2 They had predicted Via Spons 14k for the foundations on there nice level plot Actual groundwork’s cost 30k So they are up against from the start Made us chuckle

In fairness we don’t use the UFH that often either It just shows how poorly insulated mass produced houses are Compared to what we are all building

We have UFH to the ground floor Never use the bedroom and bathrooms radiators

We where quoted exactly those figures Sap predicted a saving of around £250 -300 per year Unless bought very cheap and self installed The figures don’t stack up

Just a point to make with the installation All the companies I spoke to would make the tank to order Inlet and outlet at what ever height I needed I was having difficulty gauging accurately where the inlet outlet needed to be As I had to fit a tank to our neighbours existing drains So decided to do both before the foundations went in Neighbours easy ours best guess The local tank company said keep it low and they would fabricate a neck extension at a later date £100 Adding a 220 mil neck extension 18 months later made life so much easier

Ours I installed myself with no previous experience Really easy to install There are two of us in a five bed three bath So had to have a 8 pop The company MD told me check it after 3 years If the water is free of debris leave it another year and check She thought five or six would be about right I told her the tank guy who emptied the neighbours recommended each year She laughed and said I wonder why he would say that I new so little about the treatment plants I nearly bought some of the bacteria tabs off eBay Again she said leave a poo a week and there will be plenty of bacteria She did say that she had heard of people hanging a dead chicken in there Not sure about that

As a tilling contractor I’ve not used bucket adhesive for many years As Nick says Bag mix is cement based and the only choice for porcelain and works out cheaper

If the system is something that will benefit you I’d include it I would worry about the final Sap as it’s meaningless With online companies that will score you very high for a fee of less than £100 I don’t think many people take any notice of SAP ratings -
You will find that your Architect has specified a. certain tile or slate to give an example BC won’t care what colour or type of tile you use Planning will only get involved if it looks totally different to what has been agreed If it is similar to what has been specified I’d go ahead and use it We where specified local slate I used Spanish Quote local to Preston

We spent nearly 6 k on appliances The company that Supplied our Nolte Kitchen beat all the online companies and didn’t seem to care that I was fitting the kitchen myself -

Not sure about DIY kitchens But they all subcontract natural stone quarts etc worktops -
Approach the Citb They run a six months course then will place you with a local company Normally eight weeks then back to them for a week This will normally be a thee year course With your wages payed directly by the CITB Taken from all contractors and subcontractors Good luck Probably five years before you see the big bucks

Ha ha I think so He had quite a nice bungalow With a big land locked garden He had applied for planning for the last ten years The farm next door changed hands and needed to run a fresh power supply across his garden Which granted in exchange for access to his BUILDING PLOT Being a site manager and former Brickie he built a 5 bed house for 120 k Pretty low 2m cost even lower if he counts the plot purchase price in ?

It all rests in weather the house is your main residence In theory you can register your utilities Then put it up for sale without capital gains But you couldn’t have your old house waiting to move back into My friend Finished building his so called forever home ? as we started ours Six months on he found an d en better plot and sold the house he had finished less than a year earlier He and his wife didn’t pay any capitol gains

We bought our plot and had a building to demolish We completely changed the original plans The vendor had the bat and newt surveys done But not the echo survey Which we had to sort out ourselves We simply used the bat survey that had already been done Without giving it a second thought If they insisted on a fresh survey Surely the Bat company could update the original for a small admin charge

It’s your money and your choice SE are normally cautious If BC are happy there is nothing stopping you pushing on
